Honest limits

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Issuing a fire rating or certificate for a building
  • Openings too large for sealant, which need batts, boards or another system
  • A wall that is not a fire-resisting element to begin with

If in doubt, ring 0345 464 0079 or email us and we will say what we think before you book.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How we quote for fire rated sealant

There’s no set price list, because no two jobs are the same. What we look at:

  • The size of the job
  • How easy the joints are to reach
  • Whether old sealant or filler has to be cut out
  • How many rooms, windows or areas are involved

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Roughly how big the job is
  • Photos by email, if that is easy
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

Need a quote? Please ring 0345 464 0079 or send us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Landlord and commercial work in Jury's Gap

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We also work for property managers and facilities teams in Jury's Gap and across East Sussex. We can quote a run of properties together, and we’re fully insured.

What we do, step by step

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as Jury's Gap, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Where the tested detail needs backing or fill, we fit it.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

Preparing for the visit

  • Mention any tricky access
  • Tell us about any water getting in
  • On commercial sites, let us know about site rules

Advice

Why deal with it now?

Squirting in whichever sealant is nearest doesn’t make a fire seal. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. In a small place like Jury's Gap, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

What the job involves on each surface

Masonry and concrete

Preparation counts on brick, block and concrete. The gap is cleaned and backed where required.

Flats and HMOs

Converted houses often have gaps around old and new services. The gaps on your list are sealed with a fire-rated product and the locations noted.

Fire rated sealant in Jury's Gap: local notes

If you run a hotel, guest house or holiday let in a coastal place like Jury's Gap, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Around Jury's Gap, as everywhere, fire rated sealant is only as good as the preparation behind it. If you let a flat or house near Rye station, any gap left by new services in shared walls should be closed with a fire-rated product.
