About bathroom resealing in ME10
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We work on baths, sinks & splashbacks and basins & vanity units, and the jobs we see most are lumpy, uneven sealant from a DIY attempt and gaps between the worktop and the wall.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes around two hours for one bath or shower, longer for a whole bathroom.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, usually after around 24 hours.
What you’ll pay
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What’s near Sittingbourne
We work in homes and buildings around Milton Court Primary Academy, Borden Grammar School and Milton Creek Country Park. Nearby too are Church of the Holy Trinity (under half a mile south-west) and The Golden Hope pub (under half a mile south-west). Sittingbourne has its own railway station: Sittingbourne station. Other landmarks nearby include Bayford Court (within half a mile east) and Court Hall Museum (under half a mile north).
Bathroom resealing across ME10: local notes
Our bathroom resealing work across ME10 covers homes, rentals and businesses, in Sittingbourne, Murston and Kemsley and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials. In the coastal parts of ME10, the sea-facing side of a building takes the most weather, and that is where sealant normally gives up first. Good preparation and the right sealant help it cope.
Sittingbourne: For landlords with property near Sittingbourne station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Borden Grammar School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
If you manage several properties in or around ME10, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Keep an eye on the corners, where splits start
- Never pick at the silicone with a blade
- Run the extractor fan during and after every shower
- Wait for the cure time we give you
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
What we’re called out for in ME10
Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, so its life depends on how the room is used, cleaned and aired.
Signs it’s time to call us include:
- Water getting behind the bath panel
- Two layers of silicone, both failing
- A messy, uneven bead from a previous reseal
- Leaking joints on a shower screen
When something else is needed
We’ll always be straight with you, so here’s what sealant cannot fix:
- Cracked or missing grout between tiles (that is regrouting)
- Loose or hollow tiles, or failed tanking behind them
- A bath or tray that moves because it isn’t properly supported
Quotes for bathroom resealing in ME10
You’ll get a clear quote before work begins. It takes into account:
- Whether old sealant or filler has to be cut out
- How easy the joints are to reach
- Any working-time requirements on site
- Mould in or behind the old joints
The cost reflects the work involved, not guesswork. That is why we ask about the job first.
What to tell us for a quote
To help us quote quickly, please include:
- The type of property
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- Photos by email, if that’s easy
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Your questions about bathroom resealing in ME10
How long does a bath or shower reseal take?
Allow two to three hours for a typical bath, depending on how much old sealant there is. We will confirm how long your job needs when we quote.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Do you cover ME10?
Yes. We work in ME10, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or drop us an email.
Does the resealing come with a guarantee?
Yes, for 12 months. Looking after the joint as we suggest helps it last.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.
