What the job involves on each surface

Service penetrations

Pipes, cables and ducts passing through fire-resisting walls and floors each leave a gap. The sealant is chosen for what passes through and how wide the gap is.

Masonry and concrete

Holes through concrete and block are rarely neat. We check the gap size around the service against the product’s tested range.

How we handle fire rated sealant in The Moor

Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and the gap is resealed with a product tested for that use. If you are dealing with seals cut through by electricians, plumbers or data installers and new service routes left unsealed after building work, we can put it right.

For a small place like The Moor, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

There’s a 12-month guarantee on every job, large or small.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Do you need fire rated sealant in The Moor?

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it isn’t a fire-rated seal.

Any of these means the joints need attention:

  • Open gaps behind door architraves
  • Ordinary sealant used where a fire-rated product was needed
  • Seals cut through by electricians, plumbers or data installers
  • Fire seals that have cracked with movement

If you look after a church, hall or community building such as Church of St Laurence, gaps around pipes and cables are worth checking after any building work there.

Why deal with it now?

Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. Around The Moor, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What fire rated sealant looks like in The Moor

There are hotels and other places to stay in and around The Moor. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you’re given, installing the product to its tested details.

If you let a flat or house near Etchingham station, any gap left by new services in shared walls should be closed with a fire-rated product. Managing a site like Marlborough House School? Then gaps opened by contractors for new cabling are a common finding in schools and offices.

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Construction that does not provide fire resistance on its own
  • Problems with the door itself rather than the gap around the frame
  • Large holes that need a different fire-stopping system

Questions from The Moor

Do you work for hotels and guest houses in The Moor?

Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.

I let a flat near Etchingham station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. You can ring 0345 464 0079 or email us with the details for a clear quote.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you do not need to watch us work.

What information do you need?

A short description and the location, with pictures by email if possible. We’ll ask anything else we need to know.

Do you provide details of the products used?

Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What we do, step by step

You do not need to clear the whole room or building before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for a handful of gaps, and longer for a whole building in most cases. Somewhere like The Moor needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

What affects the quote in The Moor

For a quick quote, just ask. What matters most is:

  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required
  • How many rooms, windows or areas are involved

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Helping us quote

Photos help, but a description is a good start. Try to tell us:

  • Access, such as stairs, a lift or height
  • How many joints, rooms or windows are involved
  • The type of property
  • Pictures of the joints, sent by email
