The Moor: your questions answered
Do you cover The Moor for window mastic?
Yes. We work across London and the South East, and The Moor is part of that. You can phone 0345 464 0079 or email us and tell us what needs doing, and we will send you a clear quote.
Will you come out to The Moor?
Yes, The Moor is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
Can I add another job to the visit?
Yes. More than one area can go on one quote.
What sealant do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Ventilation helps.
Will you leave a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Is it OK to seal over old sealant?
No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.
Is the new sealant paintable?
It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before we start.
Window mastic in The Moor
If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through. If the draught is through the window seals instead, we will tell you. Common call-outs are for sealant in the wrong colour for the frame and mastic that has split away from the wall, across composite doors, timber windows & doors and uPVC windows.
In a village or hamlet like The Moor, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

What affects the quote in The Moor
We do not publish a price list, because no two jobs are the same. What we look at:
- Which sealant suits the joint
- How many rooms, windows or areas are involved
- Access and height
- How much old sealant there is and how hard it is to remove
What it costs depends on the amount of work, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts.
Asking for a quote
Before you ask for a quote, have a think about:
- If it’s domestic, commercial or a hotel
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
For window mastic in The Moor, phone 0345 464 0079 or send us an email. Tell us what the problem is and where, and you will get a clear quote before we start.
What the job involves on each surface
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.
Keeping the joints in good condition
Looking after new joints is easy, and it makes a real difference:
- Keep solvents and bleach off the sealant
- Keep jet washers away from the mastic
- Make sure the drainage slots are not blocked
- Walk round the house once a year and look at the joints
Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just call 0345 464 0079 or send us an email.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.
What we’re called out for in The Moor
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the brick or render around it hardly moves. If the sealant cannot stretch, it splits.
Keep an eye out for any of the following:
- Cold air getting in at the frame edge
- Gaps between the frame and the inside reveal
- Mastic that has split away from the wall
- Leaking joints at the ends of sills
For an older house near a landmark such as Church of St Laurence, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What to look for in a quote
- What happens if they find a problem under the old sealant
- Whether all the old sealant comes out first
- What the quote includes, VAT included or not
- How the joint is cleaned and prepared

Window mastic in The Moor: local notes
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Great Dixter (about 4.8 miles south-east) nearby, there’s older building stock in the area around The Moor as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Managing a site like Marlborough House School? Then larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Etchingham station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

How the visit works
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. In a small place like The Moor, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we look at every frame and agree the list.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Before we arrive
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit

Related advice
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Why it’s worth doing now in The Moor
A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It peels before long, and water still gets in behind. Proper resealing starts with removing the old joint. Around The Moor, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
