Window mastic for homes and businesses in Four Throws
The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on patio & French doors, aluminium frames and uPVC windows, and common reasons people get in touch are rain getting in at the frame or under the sill and black, perished sealant on frames.
Outdoor sealant needs dry, clean surfaces, so work on frames around Four Throws is planned for dry weather. Let us know about access to all the frames, upstairs ones included.
All of our work is guaranteed for twelve months, in Four Throws and everywhere else we cover.

How it works
We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a few frames, or a day or more for a whole house. Somewhere like Four Throws needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Let us know about stairs, lifts or work at height
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property

Advice
Aftercare tips
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep timber frames painted
- Wash the frames with mild soapy water
- Look round the frames every year or so
- Keep drainage slots and sill grooves clear
Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.
Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.
Do you need window mastic in Four Throws?
Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the masonry beside it stays put. A sealant that can’t keep up eventually tears.
Any of these means the joints need attention:
- Gaps between the frame and the inside reveal
- Sealant in the wrong colour for the frame
- Gaps where the sill meets the wall
- Hard, cracked sealant around windows
For an older house near a landmark such as Church of All Saints, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What your quote should include
- Who turns up on the day
- How the surfaces are prepared before sealing
- Whether VAT is included
- Whether all the old sealant comes out first
Surface by surface
Window sills
Where a sill meets brick or render, the ends often crack first. We reseal them so rain cannot run into the wall.
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so a flexible sealant is essential. The paint or stain needs to be sound where the sealant meets it.

What happens if it’s left?
Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. In a small place like Four Throws, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.
Why us?
- Homes, businesses and hotels
- An ARBOMaster approved applicator
- White, clear, grey or another colour, product permitting

Windows and doors in Four Throws
London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Great Dixter (about 3.9 miles south-east) are a reminder that the area around Four Throws has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
For site and facilities teams at buildings such as Hawkhurst Church of England Primary School, larger buildings have plenty of frames, and the mastic around each one ages. If you let a flat or house near Etchingham station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.
