How we handle remedial sealant in Four Throws
If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will beat any new bead. Finding that cause comes before any new sealant. We work on expansion joints, botched or over-sealed joints and leaking tray & enclosure joints, and common reasons people get in touch are sealant peeling off a dusty or damp surface and sealant applied over old sealant that has lifted.
Somewhere as small as Four Throws, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.
There’s a 12-month guarantee on every job, large or small.

What affects the quote in Four Throws
The price is agreed before any work begins. It takes into account:
- How many areas need sealing
- Mould in or behind the old joints
- Any working-time requirements on site
- How much old sealant there is and how hard it is to remove
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Towns and villages near Four Throws
Also in Four Throws
Different surfaces, different methods
Windows & doors
A frame that keeps leaking may not be the mastic. We check the joint and tell you if it looks to be something else.
Mouldy bath & shower sealant
Repeat mould generally points to a damp, poorly aired room. We’ll reseal and tell you if extraction looks to be the issue.
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Use a soft cloth, not a scourer, on silicone
- Report a tray that rocks or a worktop that lifts
- Run the fan after every shower
- Do not add new sealant on top of old
Ventilation keeps mould away from the new bead: run the fan during and after showers, or open a window.
A split movement joint lets rain into walls and floors, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.
Work for landlords, hotels and businesses
From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Do you need remedial sealant in Four Throws?
How a joint is built matters as much as the product. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing sets the depth and stops that.
These are the problems we’re asked about most:
- Worktop sealant that has shrunk and split
- Sealant that came away because the surface wasn’t prepared
- Decorators’ caulk around a bath or shower
- Sealant applied over old sealant that has lifted
Rented homes near Etchingham station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

Four Throws homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in. Four Throws has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
If you look after a building such as Hawkhurst Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For an older house near a landmark such as Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Four Throws questions
Do you work for hotels and guest houses in Four Throws?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
I let a flat near Etchingham station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
What do you put in the joint?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Do I have to be there?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
How long will it take to strip and reseal the joint?
A little longer than a standard reseal. Most jobs take a few hours.
Is remedial work guaranteed?
Yes, with our one-year guarantee. Where we have flagged another fault, it needs fixing for the joint to last.
Where are you based?
We’re based in Crawley, and we cover South East England, London and all of Scotland.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours, depending on how many layers have to come out. For a village or hamlet like Four Throws, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First we find out how and where the joint has failed.
- We strip the joint completely, removing any layers below.
- Next, any mould is treated and the joint dried.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- The new joint is tooled neatly and we explain anything else we found.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Tell us about any previous sealing or DIY attempts
- On commercial sites, let us know about site rules
