Bathroom resealing in Four Throws

How we handle bathroom resealing in Four Throws

Across Four Throws, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for leaks into the floor or ceiling below and new sealant laid over old sealant that is now lifting, on shower trays & enclosures, kitchen worktops & upstands and wet rooms.

Somewhere as small as Four Throws, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

When to call us in Four Throws

Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • New sealant laid over old sealant that is now lifting
  • Lumpy, uneven sealant from a DIY attempt
  • Leaking joints on a shower screen
  • Black spots spreading through the bead

If you live in an older home near Church of All Saints, older homes can move a little, which is hard on rigid grout and tired sealant.

When something else is needed

We’d rather tell you now than do work that won’t last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Failed grout lines across the wall
  • Damage behind the tiles that needs a tiler

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before you book.

How the visit works

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. It usually takes a couple of hours for a single bath or shower. Somewhere as small as Four Throws, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

How to prepare

  • Keep children and pets away from the work area
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

Advice

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

Landlords and agents in Four Throws can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Wipe the sealant dry after showering
  • Wait for the cure time we give you
  • Keep bottles off the sealant line
  • Keep scourers and sharp tools away from the bead

Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just phone 0345 464 0079 or drop us an email.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Different surfaces, different methods

Basins & vanity units

Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Four Throws questions

Do you take on hotel work around Four Throws?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Will you come out to Four Throws?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

What do you put in the joint?

Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we’ll explain our choice.

Do you reseal kitchen worktops and sinks too?

Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.

What information do you need?

A short description and the location. We will ask anything else we need to know.

Do you have insurance?

Yes. We’re fully insured.

Letting a property close to Etchingham station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Hawkhurst Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
