Trusted fire rated sealant in Acol

Fire rated sealant in Acol, done properly

Deciding which gaps need fire stopping is not our role; your assessor, designer or building control sets that out. Our part is applying the specified sealant carefully, to the right depth and with the right backing. If you have open holes round services passing through fire walls and gaps left after a refit or conversion, we can put it right, whatever the surface.

Somewhere as small as Acol, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. They all have washrooms, kitchens and service openings that need the right sealant.

Our work is backed for twelve months.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What affects the cost of fire rated sealant

Your quote is based on your job. We look at:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • The old material and how stubborn it is
  • How much there is to do

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please phone 0345 464 0079 or email us and we will talk you through it.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • If someone has resealed it before
  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • A few pictures by email, if you can

For fire rated sealant in Acol, call 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and you will get a clear quote before any work starts.

How it works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes from a few hours to a few days, depending on the number of gaps and the access, depending on the size of the job. Somewhere as small as Acol, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. We remove any old or unsuitable filler and clean the gap.
  3. Backing or fill is fitted where the product’s tested detail calls for it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. We record the locations and products used for your records.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Try not to wet indoor joints just before the visit
  • Tell us if parking is tricky

Leave it or put it right?

If an assessor has flagged gaps, it makes sense to close them before the next review. Getting them done and written up means you can show the action was taken. Around Acol, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Acol: your questions answered

Do you cover smaller places like Acol?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Birchington-On-Sea station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Are you insured?

Yes. We are fully insured.

Do you guarantee your work?

Yes, always. There’s a 12-month guarantee on every job, wherever you are.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Will we have a record of what was sealed?

Yes. We record the locations we have sealed and the products used.

Should I try DIY first?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

What does intumescent mean?

An intumescent material expands when it’s heated. Intumescent sealants are a type of fire-rated sealant, and the choice depends on the gap.

Do you need fire rated sealant in Acol?

Much fire stopping is hidden: in ceiling voids, service risers and behind boxing. Out of view, damage sits unnoticed until someone inspects.

Common reasons people contact us are:

  • Open gaps behind door architraves
  • Damaged fire sealant left by other trades
  • Standard silicone or caulk in a fire-stopping gap
  • Open joints along the top of partitions

Community buildings like St Mildreds Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified.

Linear gaps

Some linear gaps have to cope with movement as well as fire. The product and depth are chosen to suit both.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Walls or floors that weren’t built to resist fire
  • Openings too large for sealant, which need batts, boards or another system
  • Problems with the door itself rather than the gap around the frame

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly.

Workplaces and buildings in Acol

If you run a hotel, guest house or holiday let in a coastal place like Acol, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For landlords with property near Birchington-On-Sea station, any gap left by new services in shared walls should be closed with a fire-rated product. For site and facilities teams at buildings such as Birchington Church of England Primary School, gaps opened by contractors for new cabling are a common finding in schools and offices.
