Fire rated sealant in Heart's Delight: local notes

Heart's Delight has hotels and guest accommodation in and around it. For hotels, a room-by-room programme keeps most rooms in use while the work goes on. In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, which is often where open fire-stopping gaps are first noticed. We work to the specification you are given, installing the product to its tested details.

If you look after a building such as Minterne Community Junior School, fire-stopping around service openings should be restored whenever new services go in. Letting a property close to Sittingbourne station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. Community buildings like Church of St Peter and St Paul are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

Fire rated sealant in Heart's Delight, done properly

We often work from an action list drawn up by a fire risk assessor. Send us the list or the survey and we will quote for the fire-rated sealant work on it. Common call-outs are for gaps flagged on a fire risk assessment and holes left by a change of layout, across plasterboard & masonry, pipe & cable gaps and linear gaps.

In a village or hamlet like Heart's Delight, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. They all have washrooms, kitchens and service openings that need the right sealant.

The work is covered for a year after we finish. If anything isn’t right with it, phone 0345 464 0079 or send us an email.

Looking after it afterwards

Looking after new joints is easy:

  • Flag any open gap you spot round a pipe or cable
  • Tell trades working in the building that fire seals must be put back
  • Never patch a fire seal with standard sealant
  • Take pictures of fire stopping before ceilings or boxing go back

File the record of locations and products with your fire safety paperwork. It saves time at the next inspection or assessment.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Surface by surface

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard.

How it works

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes from a few hours to a few days, depending on the number of gaps and the access in most cases. In a small place like Heart's Delight, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Gaps are cleaned of dust and loose material.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

When something else is needed

A few problems are outside what sealant work can do:

  • Openings too large for sealant, which need batts, boards or another system
  • Sign-off of the building, which sits with building control or your assessor
  • Walls or floors that weren’t built to resist fire

If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Quotes for fire rated sealant in Heart's Delight

We quote each job individually. This is what makes a difference:

  • Access and height
  • Mould in or behind the old joints
  • Which sealant suits the joint
  • How many rooms, windows or areas are involved

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • The address or postcode of the job
  • Pictures of the joints, sent by email

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

Why act early in Heart's Delight

Items left open on a fire risk assessment tend to come back at the next review. Getting them done and written up gives you evidence that the item was dealt with. Older cottages and farmhouses around Heart's Delight can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Common questions in Heart's Delight

I let a flat near Sittingbourne station. Can you help?

Yes, landlords and agents are among the people we work for. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.

Do you work in hotels near Heart's Delight?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Will you assess my building’s fire safety?

No. Your fire risk assessor, designer or building control decides that. We apply fire-rated sealant to the requirements they set.

Can you fill the gap behind a fire door frame?

Yes. Gaps behind architraves are a common job for us. Doors, seals and closers need a door specialist.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

How long will you be here?

That depends on how much there is to do, but as a guide it takes from a few hours to a few days, depending on the number of gaps and the access. We will give you a better idea when we quote.

Where are you based?

We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Will the old sealant be removed?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
