New build mastic for Heart's Delight homes and businesses

Joints and finishes in Heart's Delight homes

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Around Heart's Delight, as everywhere, new build mastic is only as good as the preparation behind it. If you’ve bought a new home near Sittingbourne station, the sealant around baths, showers and frames is worth checking in the first year or two.

Heart's Delight is about 1 mile south-west of Sittingbourne, in Kent. Our applicators cover new build mastic for homes and businesses in Heart's Delight, as part of our work across Kent. New build mastic for homes and businesses in Heart's Delight

A new house keeps drying out and settling for its first couple of years. Timber dries and shrinks, and baths and trays settle, so sealant that was laid quickly before handover often cracks. We work on skirting & floors, kitchens and plot handovers, and the jobs we see most are plot mastic for developers ahead of handover and gaps between new skirting and floors.

For a small place like Heart's Delight, the journey and access are planned in advance, and the work itself is the same as on any site.

Every job is covered by a 12-month guarantee.

DIY versus a professional finish

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Heart's Delight questions

Is Heart's Delight in your area for new build mastic?

Yes. Our work covers London and the South East, and Heart's Delight is part of that. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

Will you come out to Heart's Delight?

Yes, Heart's Delight is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you reseal over the builder’s sealant?

No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.

What information do you need?

Let us know what needs doing and where, with pictures by email if possible. If we need more, we’ll ask.

Do you work through snagging lists?

Yes. Send the list and a few pictures of the sealant items, and we’ll quote. We will tell you if anything on it is not a sealant job.

Is it worth resealing while the house is still settling?

Any seal that is leaking should be redone right away. Cosmetic gaps can wait until the first year or two of movement has passed.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Different surfaces, different methods

Show homes

We can refresh show-home sealant that has discoloured or been knocked. The old bead comes out and a clean new one goes in.

Plot handovers

We work through plots to your schedule, sealing each room ready for handover. Joints are prepared properly before sealing to keep callbacks down.

Why act early in Heart's Delight

If you are still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. Where a wall is exposed, as many are in small places like Heart's Delight, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Watch for new gaps as the house dries out
  • Clean sealant with mild detergent, not abrasives
  • Photograph failed sealant before it’s redone
  • Don’t seal over failed sealant yourself

Keep pictures of the joints and any snagging correspondence with your builder. It helps if anything else comes up during the warranty period.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

What affects the quote in Heart's Delight

Call for a quick quote. What matters most is:

  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height
  • Any working-time requirements on site
  • The number and length of the joints

What it costs depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any previous sealing or DIY work
  • Whether it’s a home or a business
  • The rough size of the job

Need a quote? Please ring 0345 464 0079 or email us with a few details. You will know what we plan to do, and what it will cost, before any work begins.

When something else is needed

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Broken tiles or a split tray
  • A tray or bath that is not properly supported, until it’s fixed
  • Settlement cracks that need a surveyor

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly.

Joints and surfaces we work on

  • Skirting & floors
  • Plot handovers
  • Bathrooms & en suites

What happens on the day

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours for most snagging lists, longer for a run of plots. Somewhere like Heart's Delight needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Preparing for the visit
