About our fire rated sealant in Ash

Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through. We’re often asked to deal with old fire sealant that has split or come away and sealant items on a fire risk assessment action list, on flats & HMOs, pipe & cable gaps and linear gaps.

For holiday lets, converted business premises or a community building near Ash, the washrooms, kitchens and any fire-rated joints need the same care as a big site.

We stand behind the work with a 12-month guarantee, so you are not left on your own once the job is done.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Leave it or put it right?

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the work involved is often modest. Older cottages and farmhouses around Ash can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.

Ash questions

Can you help a landlord with a rental near Longfield station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Ash?

Yes, Ash is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is intumescent sealant the same as fire-rated sealant?

An intumescent sealant expands when it gets hot to help seal the gap. It’s one type of fire-rated sealant; which product suits depends on the gap, the substrate and the service.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Can you fill the gap behind a fire door frame?

Yes. The joint between frame and wall is sealed with a fire-rated sealant, to the product’s details. The door, its seals and closer are for a door specialist.

Can you do several jobs on one visit?

Yes. More than one area can go on one quote.

Where do you work from?

We work from Crawley. Our applicators cover Ash, along with the rest of our area.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Check whether a sealant can be painted before decorating over it
  • Report cracked or damaged seals as soon as you notice them
  • Store the list of sealed gaps with your building paperwork

Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

Leave a fire-stopping gap open and smoke can move through the building much more easily. Closing it is generally a straightforward job.

How we quote for fire rated sealant

The price is agreed before any work begins. It’s based on:

  • Working hours on commercial sites
  • Whether there’s mould to deal with
  • Whether the work is at height
  • How many rooms, windows or areas are involved

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • The type of property
  • The problem you’ve noticed
  • Any previous sealing or DIY work

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we will explain what’s involved and give you a clear quote.

Different surfaces, different methods

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first so the seal has something sound to bond to.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

For landlords and businesses

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Fire rated sealant in Ash: local notes

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We work to the specification you are given, installing the product to its tested details.

If you look after a church, hall or community building such as Parish Church of Saint Peter and Saint Paul, older buildings that have had new heating or wiring often have service gaps worth checking. If you let a flat or house near Longfield station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant. For site and facilities teams at buildings such as New Ash Green Primary School, service openings in fire-resisting walls need checking after any refurbishment.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of gaps, and longer for a whole building. Somewhere as small as Ash, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your records.

Before we arrive

  • Keep children and pets away from the work area
  • Mention if the joints have been sealed before
  • Clear items away from the joints we are working on
