Fire Rated Sealant in Fir Toll
We cover Fir Toll for intumescent and fire-rated sealant around gaps, frames and service penetrations. Old material cut out, joints cleaned and sealed neatly.
- Gaps left after a refit or conversion
- Joints picked up in a fire-stopping survey
- Gaps filled with a product that isn’t fire-rated
What we do, step by step
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes from a few hours to a few days, depending on the number of gaps and the access in most cases. Somewhere like Fir Toll needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your records.
How to prepare
- Mention any parking rules near the property
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints

Advice
About our fire rated sealant in Fir Toll
Intumescent sealant looks much like any other sealant until it gets hot; then it swells to help close the gap. The right product depends on the gap size, the substrate and what passes through, so we work to the manufacturer’s details. We work on plasterboard & masonry, service penetrations and linear gaps, and people most often call us about unsealed gaps around fire door frames and fire seals that have cracked with movement.
Somewhere as small as Fir Toll, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.
We stand behind the work with a 12-month guarantee, so you are covered after we have gone.

What affects the cost of fire rated sealant
There’s no set price list. The quote depends on:
- Any mould that needs treating
- Which sealant suits the joint
- Whether old sealant or filler has to be cut out
- The size of the job
Combining jobs into one visit is normally more efficient than separate visits. We will give you a clear quote for the lot.
What we need to know
You don’t need to know the technical terms. Just tell us:
- The type of property
- What’s wrong with the joints now
- Any previous sealing or DIY work
- A few pictures by email, if you can
Every job is quoted individually, so start by telling us what you need. Simply ring 0345 464 0079 or drop us an email and describe the job, and photos are welcome.
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
How the job changes by surface
Plasterboard walls
Holes in plasterboard are often cut roughly for services. Where a hole is bigger than the sealant’s tested range, it needs another approach and we’ll flag it.
Door frames
We deal with the gap around the frame, not the door. Doors, seals and closers are for a door specialist and we’ll mention anything we notice.
Keeping the joints in good condition
Aftercare is simple, and it makes a real difference:
- File the fire-stopping record where your assessor can find it
- Look in service cupboards and ceiling voids from time to time
- Check whether a sealant can be painted before decorating over it
- Flag any open gap you spot round a pipe or cable
Don’t add foam, filler or ordinary sealant over a fire seal. Repairs should use a matching fire-rated product. We can tell you which product we used.
If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so you can show it was dealt with.
Common questions in Fir Toll
Do you cover smaller places like Fir Toll?
Yes, Fir Toll is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
I let a flat near Pluckley station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just call 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.
Can ordinary silicone be used in a fire-stopping gap?
No. Where a fire-rated seal is needed, it has to be a product tested for that use.
What does fire rated sealant cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.
What’s the difference between intumescent and fire-rated sealant?
Intumescent means it swells when heated. Intumescent sealants are one kind of fire-rated sealant; the right one depends on the gap and what passes through it.
Will we have a record of what was sealed?
Yes. Locations and products are written up when we finish. If you need pictures or a set layout, ask when you get a quote.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.
Is there a guarantee?
Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.
What sealant work cannot fix
It helps to know what we cannot do:
- Walls or floors that weren’t built to resist fire
- Fire doors that need new seals, closers or hardware
- Assessing a building’s fire safety
If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

Commercial buildings in Fir Toll
Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, which is often where open fire-stopping gaps are first noticed. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.
Schools such as Pluckley Church of England Primary School are buildings too, and fire-stopping around service openings should be restored whenever new services go in. If you look after a church, hall or community building such as Church of St Nicholas, older buildings that have had new heating or wiring often have service gaps worth checking. Letting a property close to Pluckley station? Then any gap left by new services in shared walls should be closed with a fire-rated product.
