Aftercare tips

So the new joints stay in good condition:

  • Ask every contractor to reseal any fire stopping they disturb
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Photograph sealed gaps before they’re covered up
  • Allow for resealing whenever new services are run

Any fire seal that’s cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

Any job that breaks through a wall or ceiling should include resealing. Catching it then saves a separate visit later.

How we handle fire rated sealant in Sibertswold

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. The right product depends on the gap size, the substrate and what passes through, so we follow the tested detail for each one. If you’re dealing with gaps filled with a product that isn’t fire-rated and holes left by a change of layout, we can put it right, whatever the surface.

For a small place like Sibertswold, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

You are covered for a year from the day we finish. If there’s a problem with it, please phone 0345 464 0079 or send us an email.

Workplaces and buildings in Sibertswold

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

Letting a property close to Shepherds Well station? Then new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

Landlord and commercial work in Sibertswold

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

When it is not the sealant

New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:

  • A wall that isn’t a fire-resisting element to begin with
  • Openings too large for sealant, which need batts, boards or another system
  • Fire risk assessments, which need a qualified assessor

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.

What we seal

  • Linear gaps
  • Door frames
  • Flats & HMOs
  • Plasterboard & masonry

How the visit works

Good joint work is mostly preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Sibertswold needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

How to get a quote

Advice

Sibertswold: your questions answered

Is Sibertswold within the area you cover?

Yes, Sibertswold is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

I let a flat near Shepherds Well station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before we start.

Do you take on fire stopping in schools and offices?

Yes. We work in flats, HMOs, schools, offices and other commercial buildings, including occupied ones. The order of work and access are planned with you.

Will we have a record of what was sealed?

Yes. We record the locations we’ve sealed and the products used.

Can ordinary silicone be used in a fire-stopping gap?

No. It might close the gap, but it is not a fire-rated seal. A tested fire-rated product is needed, or ask us to do it.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Do you need fire rated sealant in Sibertswold?

Lots of unsealed gaps appear long after the building was completed. New cables, pipes and data runs go through walls and ceilings and the hole round the new service is not always sealed again.

Any of these means the joints need attention:

  • Unsealed gaps around fire door frames
  • Gaps flagged on a fire risk assessment
  • Gaps left after a refit or conversion
  • Seals cut through by electricians, plumbers or data installers

If you look after a church, hall or community building such as Church of St Andrew, gaps around pipes and cables are worth checking after any building work there.

What to look for in a quote

  • What the quote includes, VAT included or not
  • What insurance they hold
  • Is the old sealant removed completely?
  • Who does the work, and how experienced they are

Our hiring checklist

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Different surfaces, different methods

Plasterboard walls

Holes in plasterboard are often cut roughly for services. Gaps that are too big for sealant alone need a different detail and we’ll flag it.

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing.
