Sibertswold Bathroom Resealing
Our applicators work in Sibertswold on bath, shower, basin, wet room, worktop and sink resealing. Old material cut out, joints cleaned and sealed neatly and a one-year guarantee.
- Cracked, shrunken or lifting silicone
- Black spots spreading through the bead
- A messy, uneven bead from a previous reseal
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Bathroom resealing for homes and businesses in Sibertswold
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Sibertswold. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. Typical jobs include new sealant laid over old sealant that is now lifting and cracked, shrunken or lifting silicone, on baths, basins & vanity units and kitchen worktops & upstands.
Homes around Sibertswold are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Sibertswold: your questions answered
Can you help a landlord with a rental near Shepherds Well station?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll give you a clear price.
Can you do bathroom resealing in Sibertswold?
Yes, Sibertswold is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or drop us an email and let us know what needs doing, and we’ll send you a clear quote.
Can you just seal over the old silicone?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
How long does it take to reseal a bath or shower?
Allow a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before work begins.
Should I try DIY first?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
How the job changes by surface
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. The extra cleaning is what makes the bead last.
How it works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere as small as Sibertswold, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We cover the area around the joints we’re working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Preparing for the visit
- Let us know about stairs, lifts or work at height
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive

Related advice
What happens if it’s left?
Dealing with sealant early is a short job: it takes two to three hours for a typical bath, depending on how much old sealant there is. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Older cottages and farmhouses around Sibertswold can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

Signs you need bathroom resealing in Sibertswold
Black mould is behind a lot of resealing. Steamy rooms that don’t dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.
Look out for these signs:
- Mouldy sealant that has gone black
- Leaking joints on a shower screen
- A messy, uneven bead from a previous reseal
- Gaps where the bath or tray has moved
For landlords with property near Shepherds Well station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

When it isn’t the sealant
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Water getting in through the grout rather than the sealant
- Damage behind the tiles that needs a tiler
- Cracks in the tray itself rather than the joint
If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.
