Trusted fire rated sealant in Romney Street

Fire rated sealant for homes and businesses in Romney Street

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That detail is what we take care over. We work on service penetrations, pipe & cable gaps and door frames, and the jobs we see most are open holes round services passing through fire walls and fire seals that have cracked with movement.

For a small place like Romney Street, the journey and timings are agreed in advance, so the job can fit around bookings, guests or opening times where possible.

Our work is backed for twelve months.

Questions from Romney Street

Can you help a landlord with a rental near Shoreham (Kent) station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll send you a clear quote.

Is Romney Street within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does someone need to be in?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

Can you give us a record of the work?

Yes. You get a list of where we worked and what we used for your files.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new sealant bonds properly.

Is intumescent sealant the same as fire-rated sealant?

Intumescent describes a material that swells in heat. Intumescent sealants are a type of fire-rated sealant.

Workplaces and buildings in Romney Street

In England, the Regulatory Reform (Fire Safety) Order 2005 requires a fire risk assessment for workplaces and for the common parts of blocks of flats, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

If you let a flat or house near Shoreham (Kent) station, new cables or pipes through a fire-resisting wall leave a gap that needs the right sealant.

What affects the cost of fire rated sealant

The price is agreed before any work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • The type of sealant required
  • The amount of work

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

What to tell us for a quote

Photos by email are helpful but not essential. Try to tell us:

  • If it’s domestic, commercial or a hotel
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • How many joints, rooms or windows are involved

Getting a quote is simple: let us know the job and the location. A few pictures by email make the job easier to understand, and we’ll take it from there.

Common problems we fix in Romney Street

In some buildings the gap was filled with the wrong thing in the first place: ordinary expanding foam, standard silicone or decorators’ caulk in a place that needed a tested fire seal. It may look fine, but it isn’t a fire-rated seal.

These are the problems we are asked about most:

  • Joints picked up in a fire-stopping survey
  • New service routes left unsealed after building work
  • Gaps where walls meet ceilings or slabs
  • Door frames with gaps between frame and wall

Community buildings like Church of Saint Mary the Virgin are part of the picture too: service openings in its walls need the right fire-rated sealant, as in any building.

What to look for in a quote

  • What happens if they find a problem under the old sealant
  • Whether VAT is included
  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing

10 questions to ask before booking

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on how many gaps there are, depending on the size of the job. Somewhere as small as Romney Street, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Unsuitable material such as ordinary foam or silicone is cut out.
  4. The specified fire-rated sealant goes in over any backing its detail requires.
  5. We hand over a list of locations and products.

Preparing for the visit

  • Tell us if parking is tricky
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before we start. Sealant will not put right:

  • Big openings where sealant alone is not the tested solution
  • A wall that isn’t a fire-resisting element to begin with
  • Assessing a building’s fire safety

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Service penetrations
  • Door frames
  • Pipe & cable gaps
  • Plasterboard & masonry
  • Linear gaps
  • Flats & HMOs

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • File the fire-stopping record where your assessor can find it
  • Check risers, ceiling voids and cupboards during building checks
  • Keep pictures of seals that will be hidden
  • Ask every contractor to reseal any fire stopping they disturb

Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t.

A gap left open in a fire-resisting wall or floor lets smoke spread in ways the building wasn’t designed for. Closing it is usually a straightforward job.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt does not rule out a professional job. We cut it out and start again.
