Fire rated sealant in Crockham Hill

Fire rated sealant in Crockham Hill

A fire seal relies on being installed the way it was tested: correct depth, correct backing and a product suited to the surfaces. That detail is what we take care over, gap by gap. If you have seals cut through by electricians, plumbers or data installers and ordinary sealant used where a fire-rated product was needed, we can help.

For a small place like Crockham Hill, the journey and timings are agreed in advance, so it can be fitted around guests, customers or events where possible.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Aftercare tips

Aftercare is simple, and it makes a real difference:

  • Include fire stopping when you schedule refits
  • Store the list of sealed gaps with your building paperwork
  • Check risers, ceiling voids and cupboards during building checks
  • Make resealing part of every contractor’s brief

File the record of locations and products with your fire safety paperwork. It helps whoever checks the building next.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the job gets bigger.

How the job changes by surface

Masonry and concrete

Brick, block and concrete walls and floors are sealed with products tested in masonry. The gap is cleaned of dust first.

Flats and HMOs

In flats and HMOs, the walls and floors between homes and common areas need sealing where services pass through. We seal the gaps your assessor has identified room by room.

Fire rated sealant in Crockham Hill: local notes

Workplaces and the common parts of blocks of flats in England need a fire risk assessment under the Regulatory Reform (Fire Safety) Order 2005, and gaps around services are often picked up there. We apply fire-rated sealant to the assessor’s or designer’s specification and the product’s tested details.

For buildings such as Holy Trinity Church, service openings in its walls need the right fire-rated sealant, as in any building.

The process

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes from a few hours to a few days, depending on the number of gaps and the access. Somewhere as small as Crockham Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Before starting, we go through the specification or action list with you.
  2. Each gap is measured and its substrate and service noted.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. We hand over a list of locations and products for your records.

What we cannot put right

Sealant isn’t the answer to every problem, and we will tell you before we start. It will not solve:

  • Construction that does not provide fire resistance on its own
  • Certifying a building or signing off its fire safety
  • Problems with the door itself rather than the gap around the frame

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Linear gaps
  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Plasterboard & masonry
  • Door frames

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

When to call us in Crockham Hill

Sealant applied too thin, without the backing its detail needs, or onto dust won’t perform as it was tested. We see plenty of fire stopping that was hurried particularly when it was the last job before handover.

Common reasons people contact us include:

  • Fire seals that have cracked with movement
  • Sealant items on a fire risk assessment action list
  • Gaps where walls meet ceilings or slabs
  • Open gaps behind door architraves

Letting a property close to Edenbridge station? Then fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

What your quote should include

  • Whether they seal over old material or remove it
  • How hidden problems are handled
  • Is VAT in the price?
  • Are they insured?

FAQs for Crockham Hill

Do you cover smaller places like Crockham Hill?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is Crockham Hill in your area for fire rated sealant?

Yes. Our work covers London and the South East, and Crockham Hill is part of that. You can ring 0345 464 0079 or send us an email and let us know what needs doing, and we’ll give you a clear price.

Can you do several jobs on one visit?

Yes. Several rooms, windows or areas can go on one quote.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available and agree one before work begins.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.

Will there be a smell?

Possibly a little. It fades as the sealant cures.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
