Bathroom resealing in ME6: how it works
A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with water getting behind the kitchen upstand and black spots spreading through the bead, across basins & vanity units, sinks & splashbacks and wet rooms.
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes around two hours for one bath or shower, longer for a whole bathroom.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Local landmarks in Snodland
Around Snodland, our work takes us to homes and buildings near Snodland CofE Primary School, The Monks Head pub and Church of the New Jerusalem and the streets around them. Other local landmarks include The Holmesdale School (under half a mile south) and Holborough Marshes (0.7 miles north-east). There’s a railway station in Snodland itself: Snodland station. Well-known places in the area include Leybourne Castle (1.9 miles south-west) and Medway megaliths (2.8 miles east). For a walk, there’s Burham Down and Blue Bell Hill.
Where we work in ME6
ME6 has homes of every age, old and new, with plenty of rented property in places like Snodland, Holborough and Paddlesworth. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. For any job in ME6, joints are cleaned back properly before anything new goes in.
Snodland: In the older streets around Church of the New Jerusalem, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Snodland station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
For landlords and businesses
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.
DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Why deal with it now?
Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Wait for a leak and you may be looking at panels off, drying out and redecorating too.

When it is not the sealant
We will always be straight with you, so here’s what sealant can’t fix:
- Water getting in through the grout rather than the sealant
- Water coming from the plumbing rather than the joint
- A bath or tray that moves because it is not properly supported
Common problems we fix in ME6
Mould is the reason many people want their sealant replaced. Steamy rooms that don’t dry out keep the silicone damp for hours, and mould that has grown into the silicone normally won’t clean off.
The problems people normally mention when they call are:
- Water getting behind the kitchen upstand
- Gaps where the bath or tray has moved
- Leaking joints on a shower screen
- Black spots spreading through the bead
ME6: your questions answered
My sealant has gone black. Can you sort it?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Good ventilation helps keep it away.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
How long does the new silicone need before I use the shower?
After around 24 hours in most cases. You will get the exact cure time before we leave.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Are you ARBOMaster approved?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
Can you reseal around my kitchen sink and worktop?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.
