Bathroom resealing across ME1: what to expect

Across ME1, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. Common call-outs are for a reseal done over the top of the old bead and shrunken sealant along the back of a worktop, on sinks & splashbacks, baths and wet rooms.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes a couple of hours for a single bath or shower.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Bathrooms and kitchens across ME1

From Chatham, Rochester and Strood to its smaller places, homes across ME1 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings. Whatever the job in ME1, surfaces are cleaned back properly before new sealant goes in. Parts of ME1 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.

Rochester Riverside: For landlords with property near Rochester station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Schools such as Rochester Riverside Church of England Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why it fails

With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

The problems people usually mention when they call include:

  • Two layers of silicone, both failing
  • Failed sealant on the screen profile
  • Water getting behind the kitchen upstand
  • Leaks into the floor or ceiling below

Different surfaces, different methods

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.

Keeping the joints in good condition

Good habits help new joints last longer. Our tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe up water along the back of the worktop
  • Look for lifting corners and small gaps now and then
  • Run the extractor fan during and after every shower

In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. A dry joint lasts longer.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

For landlords and businesses

Letting agents and landlords in ME1 can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

We also work for property managers and facilities teams in ME1 and across Medway. We can quote a run of properties together, and we are fully insured.

Honest limits

It helps to know what we can’t do too:

  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it is not properly supported

ME1: your questions answered

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

How long will the resealing take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Do you work for hotels and businesses?

Yes. We can plan bigger jobs in stages to suit the site.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Can I choose the colour of the sealant?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Do you cover ME1?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, ME1 included.
