About our bathroom resealing in Rochester
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include cracked, shrunken or lifting silicone and water getting behind the bath panel, across shower trays & enclosures, basins & vanity units and baths.
Most bathrooms in a town like Rochester are in family homes, used every day, where sealant and grout take a lot of daily wear. Black mould along the bath, a lifting bead by the sink or crumbling grout in the shower are the usual signs.
The work is covered for a year after we finish. If anything is not right with it, phone 0345 464 0079 or send us an email.
Rochester: your questions answered
Is Rochester in your area for bathroom resealing?
Yes, Rochester is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job, and we will give you a clear quote.
Do you work in hotels near Rochester?
Yes, we work for hotels as well as homes and businesses. A room-by-room programme keeps most rooms in use while the work goes on.
Is it OK to put new sealant on top of the old bead?
No. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee, and we’re fully insured.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.
Can you do several jobs on one visit?
Yes, and it often makes sense. Doing several areas at once is normally more efficient.
Do the sealants smell?
That depends on the sealant. Some smell for a while, some hardly at all.
My sealant has gone black. Can you sort it?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
What happens if it’s left?
You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you. In a family home in Rochester, a failed seal around a bath or a frame lets water into places you can’t see, such as under the floor, behind a panel or into a wall. Whatever the joint, failed sealant only gets worse.

What we do, step by step
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In Rochester, parking is rarely complicated, though it helps to know about driveways or restrictions, and let us know if the work is upstairs, in a flat or up high outside.
- We start by protecting the area and stripping out the old bead, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

How to look after the new joints
So the new joints stay in good condition:
- Wait for the cure time we give you
- Keep the fan on for a while after bathing
- Move toiletries away from the joint
- Dry worktop joints after washing up
Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering keeps water from sitting on the joint.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What sealant work cannot fix
A few problems are outside what sealant work can do:
- Cracked or missing grout between tiles (that is regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- A bath or tray that moves because it is not properly supported
If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.
Joints and surfaces we work on
- Wet rooms
- Sinks & splashbacks
- Basins & vanity units
- Baths
- Kitchen worktops & upstands
- Shower trays & enclosures
What the job involves on each surface
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Where grout in a corner has cracked, we can replace it with sealant.
Sinks & splashbacks
Around the sink, we use a product suited to kitchens, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.
Bathroom resealing around Rochester
Rochester is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
If you let a flat or house near Rochester station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Rochester Riverside Church of England Primary School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around Church of St Nicholas, walls and floors in older homes can move, and sealant and grout show it first.
