Bathroom resealing across Medway: what to expect

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Medway. We are ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on shower trays & enclosures, kitchen worktops & upstands and wet rooms, and common reasons people get in touch are black mould in the silicone that won’t clean off and failed sealant on the screen profile.

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Bathroom resealing across Medway: local notes

Medway has homes of every age, old and new, with plenty of rented property in places like Gillingham, Chatham and Rochester. Sound sealant and clean grout keep water out and rooms looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in Medway, surfaces are cleaned back properly before new sealant goes in. Coastal guest houses and holiday lets in Medway can see heavy use in busy months, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Gillingham: Schools such as Featherby Junior School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Holy Trinity Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

What affects the quote in Medway

We quote each job individually. This is what makes a difference:

  • When we can work, for business premises
  • Whether old sealant or filler has to be cut out
  • The number and length of the joints
  • Which sealant suits the joint

What you pay reflects the work, not guesswork. That’s why we ask a few questions first.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • Any access issues, like height or stairs
  • The address or postcode of the job
  • Photos by email, if that’s easy
  • Whether it has been sealed before

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.

Leave it or put it right?

Mould removers can fade the surface of a stained bead, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts.

What your quote should include

  • How hidden problems are handled
  • Whether VAT is included
  • How the joint is cleaned and prepared
  • How long to leave it before use

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. The joint is then laid with the bath at its lowest point.

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Do not let bottles sit on the bead
  • Wipe up water along the back of the worktop
  • Use gentle cleaners on the silicone
  • Run the extractor fan during and after every shower

Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

Questions from Medway

How long before the new sealant can get wet?

After around 24 hours in most cases. We’ll tell you the cure time for the product we used.

Can you do several jobs on one visit?

Yes. More than one area can be quoted together.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

Can I choose the colour of the sealant?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

Do you come to Medway?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Can you just seal over the old silicone?

No. Fresh silicone can’t stick to the old bead, so it peels away and hides mould and water. We always take the old sealant out completely.
