Bathroom resealing in Gadshill

Gadshill questions

Do you work for landlords with property near Higham station?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll send you a clear quote.

Is Gadshill in your area for bathroom resealing?

Yes. We work across London and the South East, and Gadshill is part of that. You can call 0345 464 0079 or send us an email and let us know what needs doing.

Does the resealing come with a guarantee?

Yes. We give a 12-month guarantee on every job, and we’re fully insured.

Are you fully insured?

Yes. We are fully insured, and we’ve been doing sealant work for more than 20 years.

Can I add another job to the visit?

Yes, we can. More than one area can go on one quote.

How long will the resealing take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then call 0345 464 0079 or drop us an email.

Bathroom resealing in Gadshill, done properly

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. If you’re dealing with black spots spreading through the bead and lumpy, uneven sealant from a DIY attempt, we can help.

Being in a small place like Gadshill makes no difference to the job itself: the journey and access are simply agreed in advance. In the bathroom or kitchen, the work is the same as in any town.

All our work is covered by our one-year guarantee, wherever you are in Medway.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Movement from a bath with loose feet or no proper support
  • Cracked or missing grout between tiles (that is regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

Joints and surfaces we work on

  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Basins & vanity units
  • Baths

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Give the silicone its full cure time
  • Do not leave water standing on kitchen joints
  • Keep bottles off the sealant line
  • Keep scourers and sharp tools away from the bead

Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Why it’s worth doing now in Gadshill

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. Older cottages and farmhouses around Gadshill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Bathrooms and kitchens in Gadshill

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For an older house near a landmark such as Church of St John, older homes can move a little, which is hard on rigid grout and tired sealant. Letting a property close to Higham station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Strood Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Shower trays & enclosures

If a tray moves underfoot, new silicone won’t last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

What happens on the day

Before we leave, we go over the finished joints with you. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the amount of work. Somewhere like Gadshill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, normally around 24 hours.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can

Advice

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. Several properties can go on one quote.

Letting agents and landlords in Gadshill can book us as well as householders. Resealing between tenancies keeps a property looking cared for.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
