Bathroom resealing in Chatham

Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include a joint torn by a bath that flexes and leaks into the floor or ceiling below, across sinks & splashbacks, shower trays & enclosures and kitchen worktops & upstands.

A place the size of Chatham has homes of every age, from period houses to modern flats and estates. Bathrooms and kitchens in all of them need their sealant and grout renewing sooner or later.

Big or small, it’s backed by our one-year guarantee.

Chatham: your questions answered

What guarantee comes with bathroom resealing in Chatham?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

Can you help a landlord with a rental near Chatham station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can phone 0345 464 0079 or drop us an email with the details for a clear quote.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is it messy?

We keep the work tidy. We protect what’s around the joints.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Can I choose the colour of the sealant?

White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.

How do I get a quote for bathroom resealing in Chatham?

Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.

Bathrooms and kitchens in Chatham

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

If you let a flat or house near Chatham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Christ the King include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Wayfield Primary School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What affects the quote in Chatham

You will get a clear quote before work begins. It’s based on:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • How easy the joints are to reach
  • How many areas need sealing

A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • The rough size of the job
  • Photos by email, if that is easy
  • If someone has resealed it before
  • Where the property is

We do not publish a price list. Instead, we give you a clear quote for your job. To arrange one, phone 0345 464 0079 or send us an email.

Why act early in Chatham

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it normally comes back. The lasting answer is to remove the bead and start again. In flats, shops and offices in Chatham, a failed joint can let water into the unit below or behind a wall, where it can go unnoticed until the damage is done.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Honest limits

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Damage behind the tiles that needs a tiler
  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. For homes and businesses in busier parts of Chatham, parking needs a little planning. Let us know about stairs, lifts or shared entrances too.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
  • Mention if the joints have been sealed before

Advice

Aftercare tips

So the new joints stay in good condition:

  • Open a window or run the fan so the room dries
  • Wipe up water along the back of the worktop
  • Keep scourers and sharp tools away from the bead
  • Stick to a soft cloth and a mild cleaner

Keep water off the new bead until it has cured, which is normally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out, and nearby grout often goes the same way. Catching it early keeps it a simple reseal.
