Bathroom resealing in Darland

Bathrooms and kitchens in Darland

Darland is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Gillingham (Kent) station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Kingfisher Community Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Why deal with it now?

A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, so the next person has twice as much to remove. Older cottages and farmhouses around Darland can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What the job involves on each surface

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

Do you need bathroom resealing in Darland?

Plenty of failed sealant has been laid over the top of older sealant. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.

It’s worth asking for a quote if you see:

  • Damp behind the bath or under the tray
  • Cracked, shrunken or lifting silicone
  • A joint torn by a bath that flexes
  • Water escaping at the shower enclosure

For an older house near a landmark such as Christ Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

10 questions to ask before booking

Honest limits

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracked or missing grout between tiles (that’s regrouting)
  • A cracked shower tray or bath (that needs repair or replacement)
  • Movement from a bath with loose feet or no proper support

If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

What we do, step by step

At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes a couple of hours for a single bath or shower, depending on the size of the job. Somewhere like Darland needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Wait for the cure time we give you
  • Keep scourers and sharp tools away from the bead
  • Dry the bead with a towel now and then
  • Don’t leave water standing on kitchen joints

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
