Floor joint sealing near Darland

Floor joint sealing in Darland, done properly

The gap under a skirting board often opens as floors and walls move with the seasons. Decorators’ caulk generally cracks where there’s movement, so we use a flexible sealant that moves with the floor. If you have floor edges that trap water and grime and tiled floors with no room to move, we can put it right, whatever the surface.

For a small place like Darland, the journey and access are planned in advance, and the work itself is the same as on any site.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What the job involves on each surface

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and stops debris collecting.

Commercial floors

In commercial buildings, we can plan floor joint work around opening hours. We can arrange out-of-hours work.

Honest limits

We won’t take on work that will not last, so here’s what sealant can’t put right:

  • Damaged concrete that needs breaking out and repairing
  • Water getting under the tiles from elsewhere
  • Subfloor problems that need a flooring contractor

Not sure which it is? You can phone 0345 464 0079 or email us and we will tell you honestly.

Surfaces we seal

  • Skirting boards
  • Concrete floor joints
  • Thresholds
  • Wet room & bathroom floors
  • Commercial floors
  • Tiled floors

What happens if it’s left?

Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. Where a wall is exposed, as many are in small places like Darland, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.

The process

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours, depending on the length of joint. For a village or hamlet like Darland, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking the floor, the joint and what traffic it takes.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Before we arrive

  • Mention any tricky access
  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints

Common questions in Darland

I let a flat near Gillingham (Kent) station. Can you help?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we will give you a clear quote.

Is Darland in your area for floor joint sealing?

Yes. Our work covers London and the South East, and Darland is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing.

Will there be a smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Do you work on commercial floors?

Yes. Old filler is cleaned out and the joint resealed with a floor-joint product. Let us know about the traffic when you ask for a quote.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

My floor grout keeps cracking in a line. Can you help?

Usually, yes. A crack along a grout line often means the floor needs room to move. We rake out that line and seal it with flexible sealant.

What causes gaps between the floor and skirting?

Usually it’s movement: timber drying in winter, floors settling, or caulk that can’t stretch. A flexible sealant stays closed as the floor moves.

Can new sealant go over the old?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Look at floor joints each spring
  • Keep floor cleaning water to a minimum at the edges
  • Do not paint over silicone
  • Get cracks along tile grout lines looked at early

Silicone sealant isn’t made to take paint. If the joint will be painted, tell us beforehand so we use a paintable sealant.

Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the surface smoother.

What we are called out for in Darland

Timber floors and skirting shrink and swell through the year. Heating dries timber and opens gaps along the skirting.

The problems people normally mention when they call include:

  • Failed seals where bathroom floors meet baths and panels
  • Open gaps along the bottom of skirting boards
  • Caulk that has cracked where the floor moves
  • Gaps at thresholds between rooms

Managing a site like Kingfisher Community Primary School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

  • Whether VAT is included

Floor joint sealing in Darland: local notes

Floors around Medway run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.

Rented homes near Gillingham (Kent) station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant. For buildings such as Christ Church, floor and skirting joints in halls and kitchens wear like any others.
