Floor joint sealing in Luton
Good floor joints come down to the right product and clean, prepared edges. Old caulk, grout or failed sealant comes out first, then clean, back and seal the joint. We work on tiled floors, wet room & bathroom floors and skirting boards, and the jobs we see most are cracked caulk along skirting in bathrooms and kitchens and grout used at the floor edge instead of sealant.
For a new home in or near Luton, it’s worth checking the sealant early. Common snags include open skirting joints, lifting shower seals and gaps around frames.
A one-year guarantee comes as standard, so you are not left on your own once the job is done.

Why deal with it now?
Open joints along wet floors let water into the subfloor and behind skirting. Sealing them now keeps the problem at the surface. In a smaller place like Luton, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.

What affects the cost of floor joint sealing
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- How many areas need sealing
- Any mould that needs treating
- The product the joint needs
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.
What we need to know
What to tell us when you ask for a quote:
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- The problem you’ve noticed
- Roughly how big the job is
A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and email pictures if that’s easy.
Aftercare tips
A little care helps the new joints last. We recommend:
- Keep heavy wheels off new concrete joints until cured
- Use furniture pads near skirting
- Keep dirt out of the joints
- Walk round the room once a year and look at the edges
Avoid flooding the floor when you clean. Less water at the edges helps the joints last.
Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and stops it getting worse.
How it works
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours, depending on the length of joint. A visit to Luton is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.
- We start by checking the floor, the joint and what traffic it takes.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- The chosen sealant goes in, coloured to suit the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Let us know about parking restrictions
- Let us know if you’ve seen damp or leaks
- For business premises, tell us about site rules or sign-in

Advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
FAQs for Luton
Is Luton within the area you cover?
Yes, Luton is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you do floor joint sealing in Luton?
Yes. We work across London and the South East, and Luton is part of that. Just ring 0345 464 0079 or email us with a few details of the job.
Do you take out the old sealant first?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
When can I walk on the floor?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.
Can you reseal concrete floor joints in an industrial unit?
Yes. We clean out the joints and reseal them with a product suited to the floor. Tell us what runs over the floor.
Do I need to be at home?
It depends on the job. Inside work needs someone to give us access.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
How long does floor joint sealing take?
That depends on how much there is to do, but most jobs take a few hours, depending on the length of joint. We will tell you when we quote.

What else we do in Luton
Floor joint sealing in Luton: local notes
Floors around Medway run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
If you look after a church, hall or community building such as Saint Paul with All Saints, floor and skirting joints in halls and kitchens wear like any others. Rented homes near Chatham station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. If you look after a building such as Luton Infant & Nursery School, floor and threshold joints in busy corridors wear quickly and are best resealed early.
