Bathroom resealing in ME7: how it works
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on wet rooms, shower trays & enclosures and baths, and the jobs we see most are two layers of silicone, both failing and mouldy sealant that has gone black.
On the day, we start by going over the job with you. We protect the surfaces around the joints before we start. The work normally takes a couple of hours for a single bath or shower.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.

What’s near Hempstead
In Hempstead, that means homes and buildings near Hempstead Infant School, South Wood and All Saints Church and the streets around them. Also close by are Howard School (1.3 miles north-east) and Rainham School for Girls (1.3 miles north-east). Hempstead’s nearest station is Rainham (Kent) station, about 2.1 miles north-east of the centre. Nearby you will also find Pentagon Shopping Centre (3 miles north-west) and Medway megaliths (3.8 miles south-west). Green spaces nearby include Burham Down and Boxley Hills.
Where we work in ME7
Across ME7, from Gillingham, Chatham and Luton outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. For any job in ME7, joints are cleaned back properly before anything new goes in. ME7 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Hempstead: If you live in an older home near All Saints Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. For landlords with property near Rainham (Kent) station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
If you manage several properties in or around ME7, several properties can be quoted together. Just tell us the addresses and what each one needs.
What sealant work cannot fix
It helps to know what we can’t do:
- Water getting in through the grout rather than the sealant
- A tray or bath that is cracked through
- A leaking waste, trap or valve
What we are called out for in ME7
Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.
It’s worth asking for a quote if you see:
- Shrunken sealant along the back of a worktop
- New sealant laid over old sealant that is now lifting
- Leaks into the floor or ceiling below
- Black spots spreading through the bead
Why act early?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early.
What your quote should include
- Whether they seal over old material or remove it
- Who turns up on the day
- What guarantee comes with the work
- What the cure time is
Different surfaces, different methods
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Basins & vanity units
On a basin, neatness shows: so we keep the line tidy and even, finished in a colour that suits the basin.
ME7 questions
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Do you cover ME7?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, ME7 included.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned before applying anything new.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Can tenants book the work?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Do you do kitchens as well as bathrooms?
Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then a colour-matched bead is laid.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
