Bathroom resealing across ME8: what to expect
Across ME8, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include a reseal done over the top of the old bead and gaps between the worktop and the wall, across baths, wet rooms and basins & vanity units.
You don’t need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes around two hours for one bath or shower, longer for a whole bathroom in most cases.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Gillingham’s nearest station is Gillingham (Kent) station, roughly 1.5 miles north-west. Where we work in ME8
Homes across ME8 range from older properties to new builds, and in places like Gillingham, Rainham and Park Wood there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.
Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in ME8, surfaces are cleaned back properly before new sealant goes in. In the coastal parts of ME8, the sea-facing side of a building takes the most weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Gillingham: For site and facilities teams at buildings such as Featherby Junior School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Gillingham (Kent) station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
Different surfaces, different methods
Baths
The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone.
Kitchen worktops & upstands
Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
Signs you need bathroom resealing
Not every tube in the shop is meant for a shower. Acrylic caulk and general-purpose sealants are not designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Most people get in touch when they notice one of these:
- Gaps between the worktop and the wall
- Two layers of silicone, both failing
- A messy, uneven bead from a previous reseal
- Water getting behind the bath panel
When something else is needed
Some problems need a builder, plumber or other trade rather than us:
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it isn’t properly supported
- Water getting in through the grout rather than the sealant
Why act early?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite.
What your quote should include
- What insurance they hold
- Is VAT in the price?
- How the colour is chosen
- Who does the work, and how experienced they are
Landlords, agents and businesses in ME8
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
Housing providers, facilities teams and property managers book us too. Several sites can be quoted together, and we’re fully insured for the work.
Questions from ME8
How long does a bath or shower reseal take?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Do you come to ME8?
We do. ME8 is part of the area we cover.
How do I get a quote for bathroom resealing in ME8?
Size, access and the old material all affect the cost. Ask us for a quote.
Do you remove the old sealant?
Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Is there any odour?
Sometimes, a little. It fades as the sealant cures.
Will it make a mess?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
