External mastic for Hempstead homes and businesses

External mastic for homes and businesses in Hempstead

On houses, flats and commercial buildings across Hempstead, we reseal joints in brickwork, render, cladding and façade panels. The preparation is the same whatever the wall: clean joint faces and the right depth. We work on concrete & block, brickwork movement joints and render & cladding joints, and common reasons people get in touch are water getting into walls through failed joints and gaps where render, brick and frames meet.

Homes around Hempstead range from older cottages to newer houses, with walls and rooflines of every type. Older homes need their gutter and trim joints kept tight, newer ones their movement joints.

Your job is guaranteed for a year, as with all our work.

How to look after the new joints

To keep the joints looking good and working properly:

  • Fix overflowing gutters above sealed joints
  • Wash walls gently around the sealant
  • Walk round the building once a year and look at the joints
  • Tell anyone working on the walls about the movement joints

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years.

What the job involves on each surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.

Hempstead buildings and the weather

Hempstead is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you look after a building such as Hempstead Infant School, its movement joints, gutters and trims need looking after like any other building’s. For landlords with property near Rainham (Kent) station, outside joints that have cracked can let damp into a rental, so check them between lets. If you live in an older home near All Saints Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

FAQs for Hempstead

Does the coastal weather in Hempstead affect outside sealant?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Do you cover smaller places like Hempstead?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We explain the product when we quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient.

How do you reach high-level joints?

It depends on the building. Tell us the height, the number of joints and what’s below them, and we’ll confirm what access is needed.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

What sealant work can’t fix

A few problems are outside what sealant work can do:

  • Cracks in the bricks or render themselves, away from the joints
  • Movement that is more than a sealant joint can take
  • Loose or hollow render, which needs re-rendering

If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Copings & trims

The process

We keep the work tidy and contained to the joints we’re treating. The job normally takes a few hours to a few days, depending on the length of joint and the access. A visit to Hempstead is planned like any other: the time, the access and where to park are agreed in advance. Outdoor jobs depend on a dry day, since sealant needs a dry surface.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. A low-modulus exterior sealant is gunned in and tooled to a neat finish.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • For indoor joints, keep the area dry beforehand if you can
  • On commercial sites, let us know about site rules

What affects the quote in Hempstead

Call for a quick quote. What matters most is:

  • Mould in or behind the old joints
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out
  • The amount of work

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • Whether it’s a home or a business
  • How we’d reach the joints
  • How many joints, rooms or windows are involved
  • Where the property is

Need a quote? Please call 0345 464 0079 or drop us an email with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Why it’s worth doing now in Hempstead

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That protects surfaces like brick, render and concrete. Too stiff a sealant can pull at the edges and break them. Homes in smaller places like Hempstead can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or email us and we’ll talk you through it.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
