Trusted external mastic in Rochester Riverside

How we handle external mastic in Rochester Riverside

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall so the joint doesn’t stand out. We work on façade panels, brickwork movement joints and copings & trims, and people most often call us about joints with sealant missing in places and plants rooting in failed movement joints.

In and around Rochester Riverside, older properties sit alongside newer ones, each with its own outside joints. Older gutters and trims need their joints resealed; newer brick and render need their movement joints kept sound.

Your job is guaranteed for a year, as with all our work.

What affects the cost of external mastic

The price is agreed before any work begins. It takes into account:

  • Whether the work is at height
  • Mould in or behind the old joints
  • How much old sealant there is and how hard it is to remove
  • The amount of work

Doing several joints on one visit is usually more efficient than separate visits. We’ll give you a clear price for the lot.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

Every job is quoted individually, so the first step is telling us about yours. Just ring 0345 464 0079 or send us an email with the details and send photos if you have them.

Walls and rooflines in Rochester Riverside

Rochester Riverside is within about 3 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. With historic houses such as Restoration House (about 0.3 miles south-west) nearby, there’s older building stock in the area around Rochester Riverside as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

If you live in an older home near Church of St Nicholas, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Rochester station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Rochester Riverside Church of England Primary School? Then its movement joints, gutters and trims need looking after like any other building’s.

What happens if it’s left?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. In an older home around Rochester Riverside, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please ring 0345 464 0079 or email us and we’ll talk you through it.

What we can’t put right

New sealant can’t fix everything, and we’ll tell you before we start. Sealant won’t put right:

  • Cracks in the bricks or render themselves, away from the joints
  • Movement that is more than a sealant joint can take
  • Rising or penetrating damp from elsewhere in the wall

If in doubt, call 0345 464 0079 or send us an email and we will say what we think.

Common questions in Rochester Riverside

Do you cover smaller places like Rochester Riverside?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Rochester station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just ring 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

What is a movement joint?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

Is there a guarantee?

Yes. All our work carries a 12-month guarantee.

How long before the joint can be used?

That depends on the sealant used, so please follow the time we give you when we finish.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How much does external mastic cost in Rochester Riverside?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.

How the visit works

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. In a smaller place like Rochester Riverside, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Keep pets and children clear of the area while we work
  • Mention if the joints have been sealed before
  • Tell us about any water getting in

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

What the job involves on each surface

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

Concrete and blockwork

Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one before the bead.

Landlords, agents and businesses in Rochester Riverside

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
