External mastic for Rainham homes and businesses

External mastic for homes and businesses in Rainham

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. If you are dealing with joints where the bead has come unstuck and joints pointed up with cement by mistake, we can help, whatever the surface.

Garage door frames, porches and roofline trims are all part of external work in a town like Rainham. Each joint between different materials moves in its own way, so the sealant has to cope with that.

All our work comes with a 12-month guarantee, wherever you are in Medway.

What external mastic looks like in Rainham

Rainham is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

If you let a flat or house near Rainham (Kent) station, split movement joints are easy to miss on a rental until damp shows inside. If you live in an older home near Church of St Margaret, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Rainham is about 2 miles south-east of Gillingham, in Medway. If you need external mastic in Rainham, it’s easy to get a quote: please phone 0345 464 0079 or drop us an email. Can I do it myself?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How to look after the new joints

After the cure time, these simple habits help:

  • Act on the first splits you see
  • Keep water from gutters off the wall
  • Tell anyone working on the walls about the movement joints
  • Never let anyone fill a movement joint with mortar

Don’t let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

Rainham: your questions answered

I let a flat near Rainham (Kent) station. Can you help?

Yes, we work for landlords and agents. Just call 0345 464 0079 or email us and tell us about the property, and we’ll send you a clear quote.

Do you cover Rainham for external mastic?

Yes. Our work covers London and the South East, and Rainham is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.

How do I get a quote for external mastic in Rainham?

Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or send us an email and let us know what needs doing and where.

Is the work guaranteed?

Yes, for a year. If anything is not right with the work within the year, let us know and we’ll sort it.

When will the joints need doing again?

That varies with the weather the wall faces, how much it moves and the sealant used. Treat it as a maintenance item and look at it yearly and reseal when it splits.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Where do you work from?

We are based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Leave it or put it right?

Water gets in through a failed movement joint, behind render and cladding. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Gaps in sealant and mould in the bead never get better on their own, and in a busy home in Rainham they get worse with every use. Now is the easy time to put it right.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Signs you need external mastic in Rainham

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Signs it’s time to call us include:

  • Leaking joints around cladding and façade panels
  • Joints with sealant missing in places
  • Weeds or debris growing in open joints
  • Movement joints filled with mortar instead of sealant

If you look after a building such as St Margaret's Church of England Junior School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Questions to ask before you book

  • What guarantee comes with the work
  • Whether all the old sealant comes out first
  • Are they insured?
  • What the quote includes, VAT included or not

How to choose a mastic man

What affects the quote in Rainham

Your quote is based on your job. We look at:

  • When we can work, for business premises
  • Mould in or behind the old joints
  • Whether the work is at height
  • The type of sealant required

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, ring 0345 464 0079 or send us an email and we will give you an honest view and a quote.

Helping us quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • How many joints, rooms or windows are involved
  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

For external mastic in Rainham, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

When something else is needed

Before booking, it’s worth knowing the limits:

  • Cracked brickwork or render that needs a builder or plasterer
  • Rising or penetrating damp from elsewhere in the wall
  • Cutting new joints into brickwork, which is building work rather than sealant work

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before booking.

Joints and surfaces we work on

  • Brickwork movement joints
  • Concrete & block
  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames

What we do, step by step

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the work takes anything from a few hours to several days, depending on the building in most cases. Parking in a town like Rainham is normally straightforward, but tell us if there’s a driveway or any restrictions, and let us know if the work is upstairs, in a flat or up high outside.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention if the joints have been sealed before
  • Let us know about parking restrictions

How to get a quote

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, call 0345 464 0079 or drop us an email.
