Window & door mastic in Rainham, Medway
Mastic around window and door frames, sills and patio doors for Rainham, backed by a one-year guarantee. Call for a quick quote.
- Cracked sealant at the sill ends
- Cracked internal joints between frame and plaster
- Whistling draughts around closed windows
Common problems we fix in Rainham
Mastic ages in the weather. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.
It’s worth asking for a quote if you see:
- Gaps between the frame and the inside reveal
- Mastic that is falling out in pieces
- Draughts coming in around windows and doors
- Gaps where the sill meets the wall
Managing a site like St Margaret's Church of England Junior School? Then its window and door frames need their mastic kept sound, just like a home’s.
Before booking anyone
- Whether the sealant suits the joint
- Who turns up on the day
- How long to leave it before use
- Is the old sealant removed completely?
Window mastic for homes and businesses in Rainham
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we’ll tell you. We are often asked to deal with gaps between the frame and the inside reveal and damp patches on the reveal after heavy rain, across composite doors, uPVC windows and window sills.
Rainham mixes older streets, where windows have often been replaced, with newer estates fitted with uPVC. In every case, the joint between frame and wall is what keeps water out.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What affects the quote in Rainham
We do not publish a price list, because jobs vary so much. What we look at:
- Mould in or behind the old joints
- Any working-time requirements on site
- The type of sealant required
- How much there is to do
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What we need to know
To make quoting easier, please include:
- The type of property
- The problem you’ve noticed
- Any previous sealing or DIY work
- Roughly how big the job is
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. When it suits you, ring 0345 464 0079 or drop us an email.
Rainham: your questions answered
Does the coastal weather in Rainham affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Do you work for landlords with property near Rainham (Kent) station?
Yes, we work for landlords and agents. You can ring 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then ring 0345 464 0079 or send us an email.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Are you insured?
Yes. We’re fully insured, with over 20 years’ experience in sealant work.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a few frames, or a day or more for a whole house. A visit in Rainham needs access to the work and a place to park close by. If the job is outside, mention gates, side access and anything above ground floor.
- We check how each frame can be reached safely.
- All the failed sealant is cut away, along with any loose debris.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- We tool the joint so water runs off, then clear up.
How to prepare
- Tell us about any water getting in
- Tell us about access, such as stairs, a lift or high-level joints
- Keep pets and children clear of the area while we work

Advice
What window mastic looks like in Rainham
Rainham is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Letting a property close to Rainham (Kent) station? Then renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Church of St Margaret, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What the job involves on each surface
Timber windows & doors
Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We can talk through the options.
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so they get particular care.
Why act early in Rainham
A quick bead over the top of old mastic looks like an easy fix, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. In Rainham, as anywhere, most leaks start as a small gap in a joint, and they’re far easier to fix early.
What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
