FAQs for Lower Rainham

Is Lower Rainham within the area you cover?

Yes. Lower Rainham is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Lower Rainham affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can I paint over the new sealant?

Silicone generally won’t take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Are you an approved applicator?

Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then phone 0345 464 0079 or drop us an email.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Are you insured?

Yes. We’re fully insured for every job we do.

Frames and glazing around Lower Rainham

Lower Rainham is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Restoration House (about 4.7 miles west) nearby, there’s older building stock in the area around Lower Rainham as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Letting a property close to Rainham (Kent) station? Then renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Thames View Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

When to call us in Lower Rainham

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

Keep an eye out for any of the following:

  • Draughts coming in around windows and doors
  • Gaps left after new windows were fitted
  • White mastic on grey or black frames
  • Mastic that is falling out in pieces

If you live in an older home near Church of St Margaret, the joint between an old wall and a newer frame is normally the first place rain gets in.

What your quote should include

  • What product goes in the joint
  • How long the guarantee is
  • Is VAT in the price?
  • How hidden problems are handled

Why act early in Lower Rainham

Once mastic fails, rain can get between the frame and the wall. Left long enough, it can stain inside walls, spoil plaster and rot wooden frames. Resealing now is a small job by comparison. Where a wall is exposed, as many are in small places like Lower Rainham, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts.

Why Lower Rainham customers choose us

  • White, clear, grey or coloured to suit, where the product allows
  • A sealant colour to suit the surroundings
  • An ARBOMaster approved applicator
  • Colour agreed with you before any work starts

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and tidy away. Most jobs take a morning for a couple of windows and a door. For a village or hamlet like Lower Rainham, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Clear items away from the joints we’re working on

Keeping the joints in good condition

Simple care keeps the joints in good condition. We recommend:

  • Do not use solvent cleaners on the joint
  • Keep paint and stain on wooden frames in good order
  • Make sure the drainage slots are not blocked
  • Use gentle cleaners on frames and sealant

Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Soft or decayed wood in the frame
  • Faulty window hardware
  • Penetrating damp from a failed cavity tray or render

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Surfaces we seal

  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • Window sills
  • Patio & French doors
  • uPVC windows

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Different surfaces, different methods

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We’ll tell you which suits your home.

Window sills

Masonry sills can have joints where water gets in, including the one between the sill and the frame above. We seal those with a sealant suited to masonry.
