Quotes for window mastic in Chatham

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • Access and height
  • Whether there’s mould to deal with
  • The type of sealant required

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Asking for a quote

To help us quote quickly, please include:

  • The address or postcode of the job
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • If someone has resealed it before

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Paint up to the joint, not over it
  • Clean frames with a soft cloth and soapy water
  • Avoid blasting the frames with a pressure washer
  • Wipe condensation off the frames

Silicone cannot generally be painted, so if you’re planning to paint the frames or walls, tell us beforehand. There are paintable sealants for joints that need it.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. A new joint closes it up.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes most of a day for a typical house, less for a few frames in most cases. For homes and businesses in busier parts of Chatham, parking needs a little planning. For flats, mention stairs, lifts and shared entrances as well.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Tell us if parking is tricky

When something else is needed

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Condensation trapped between the panes
  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped

If you’re not sure, just phone 0345 464 0079 or email us and we will give you a straight answer before booking.

What window mastic looks like in Chatham

With historic houses such as Restoration House (about 2.4 miles north-west) nearby, there’s older building stock in the area around Chatham as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Chatham station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. For an older house near a landmark such as Christ the King, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Do you need window mastic in Chatham?

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and timber moves with moisture as well as temperature.

Look out for these signs:

  • Draughts coming in around windows and doors
  • Gaps between the frame and the inside reveal
  • Mastic that’s falling out in pieces
  • Water coming in at the bottom corners of a door

For site and facilities teams at buildings such as Wayfield Primary School, the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Which sealant they’ll use, and why
  • What preparation is included
  • What insurance they hold
  • How much experience the applicator has

Choosing a sealant specialist

Why it’s worth doing now in Chatham

Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. The old mastic has to come out. In a large rental market like Chatham, tired sealant leads to tenant complaints about mould, damp and leaks. It’s simpler to sort between tenants than in the middle of a let.

Chatham questions

What guarantee comes with window mastic in Chatham?

Every job comes with our one-year guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Chatham for window mastic?

Yes. We work across London and the South East, and Chatham is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we will give you a clear price.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status.

Will it make a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

How long should I leave it?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

What does window mastic cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
