Floor joint sealing for homes and businesses in Rainham
Floors move, and the joint where they meet a wall, skirting, threshold or another floor has to move with them. We seal skirting gaps, tiled floor movement joints and concrete floor joints. We’re often asked to deal with grout used at the floor edge instead of sealant and dirt and water collecting in open floor joints, on skirting boards, wet room & bathroom floors and tiled floors.
In a town like Rainham, older houses sit alongside newer estates, with new homes still going up on the edge of many towns. Whether a house is brand new or a few years old, sealant and floor joints are often the first snags to show.
There’s a 12-month guarantee on every job, whatever its size.

Leave it or put it right?
Left open, concrete joints break down under traffic. Resealing it early protects the edges. Gaps in sealant and mould in the bead never get better on their own, and in a busy home in Rainham they get worse with every use. Replacing the sealant now is the simplest fix.
What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

What sealant work can’t fix
We will not take on work that won’t last, so here’s what sealant cannot put right:
- Floors that are uneven or need levelling
- Structural movement or subsidence
- Cracked or broken concrete slabs

- Tiled floors
- Concrete floor joints
- Skirting boards
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Act on grout cracks that run in a straight line
- Don’t paint over silicone
- Look at floor joints each spring
- Cone off fresh joints until they’re ready
Have a look at the joints once the heating season is over. Small gaps at the ends can be touched up.
Small gaps are quick to seal. Left alone, they collect dirt and widen and are harder to clean out.
New homes and floors in Rainham
Across Medway, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that.
Rented homes near Rainham (Kent) station change hands often, and gaps at skirtings and thresholds are worth sealing between tenancies. For buildings such as Church of St Margaret, floor and skirting joints in halls and kitchens wear like any others.

Surface by surface
Commercial floors
Commercial floors take more traffic than most homes. We talk through the traffic and choose a sealant suited to it.
Concrete floor joints
Open concrete joints chip at the edges when wheels cross them. A sealed joint protects the edges and stops debris collecting.
When to call us in Rainham
Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands.
These are the problems we’re asked about most:
- Failed joint filler in concrete floors
- Failed seals where bathroom floors meet baths and panels
- Skirting caulk that keeps splitting
- Open joints that fill with dirt
If you look after a building such as St Margaret's Church of England Junior School, floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up.

How the visit works
There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours for most rooms, longer for large commercial floors in most cases. In Rainham, parking is rarely complicated, though it helps to know about driveways or restrictions, and mention if the work is upstairs, in a flat or high on the outside.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- The joint is tooled neatly and the cure time explained.
How to prepare
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints
- Mention any leaks or damp you’ve noticed

Common questions in Rainham
Can you help a landlord with a rental near Rainham (Kent) station?
Yes, we work for landlords and agents. You can call 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
What guarantee comes with floor joint sealing in Rainham?
All our work, in Rainham and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Why not just use caulk?
Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.
Where do you work from?
Mr Mastic is based in Crawley. We cover Rainham and the rest of Medway, along with the rest of our area.
Will it make a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Will there be a smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
Which products do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
