External & façade joints in Breach, Kent
Sealing brickwork movement joints, render, cladding and façade joints for homeowners, landlords and businesses in Breach. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Panel joints letting water in
- Brick movement joints where the sealant has split
- Weeds or debris growing in open joints
How we handle external mastic in Breach
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we don’t skip that step. If you are dealing with old sealant gone brittle and cracked and movement joints filled with mortar instead of sealant, we can help.
In a village or hamlet like Breach, older cottages and farm buildings often stand in the open, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.
Every job is covered by a 12-month guarantee.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Wash walls gently around the sealant
- Show decorators and builders where the movement joints are
- Act on the first splits you see
- Check external joints each spring
Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.
If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
How we quote for external mastic
Call for a quick quote. What matters most is:
- The number and length of the joints
- How many areas need sealing
- Any working-time requirements on site
- The product the joint needs
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will go through it with you.
What we need to know
What to tell us when you ask for a quote:
- The type of property
- How we’d reach the joints
- The address or postcode of the job
- The problem you’ve noticed
Getting a quote is simple: let us know what needs doing and where and its rough size. Photos by email help us understand the job, and we will come back to you with a quote.
Leave it or put it right?
Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Older cottages and farmhouses around Breach can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What sealant work cannot fix
New sealant can’t fix everything, and we will tell you before any work starts. It won’t solve:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Structural movement, which needs a surveyor or engineer
- Cracked brickwork or render that needs a builder or plasterer
If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer.
What we seal
- Joints between brick and frames
- Concrete & block
- Copings & trims
- Brickwork movement joints
- Render & cladding joints
- Façade panels
What we are called out for in Breach
Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and tears as soon as the joint widens.
The most common problems we see are:
- Joints where the bead has come unstuck
- Cracked joints where brick meets render or frames
- Failed sealant between panels on a façade
- Movement joints with cracked, split or missing sealant
If you live in an older home near Church of St Mary, older walls, gutters and the joints where extensions meet them need a flexible sealant.

How it works
Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. Somewhere as small as Breach, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Mention any tricky access
- Keep pets and children clear of the area while we work
- Let us know about parking restrictions

Related advice
Outside joints around Breach
Breach is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For site and facilities teams at buildings such as Newington Church of England Primary School, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Newington station? Then split movement joints are easy to miss on a rental until damp shows inside.

What else we do in Breach
Can I do it myself?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Breach questions
I let a flat near Newington station. Can you help?
Yes, landlords and agents are among the people we work for. You can ring 0345 464 0079 or email us with the details for a clear quote.
Do you cover smaller places like Breach?
Yes. Breach is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What’s an expansion joint in brickwork?
A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.
Can I add another job to the visit?
Yes. Just list everything you need and we’ll quote it together.
Will the old sealant be removed?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. We will reseal it with a flexible sealant.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.
Should I try DIY first?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
