What the job involves on each surface

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

Copings and trims

A failed coping joint lets water into the top of the wall. Resealing them is a small job that protects a lot.

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We’re often asked to deal with weathered mastic that no longer stretches and failed sealant between panels on a façade, across façade panels, render & cladding joints and brickwork movement joints.

Around Minster, outside jobs take in garage door frames, porches, gutters and trims as well as walls. Where two materials meet, they move differently, and the sealant has to allow for it.

Your questions about external mastic in Minster

Does living near the coast affect external mastic in Minster?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Can you do external mastic in Minster?

Yes, Minster is within the area we cover. We work across London and the South East. Just call 0345 464 0079 or email us with a few details of the job.

Do you work at height?

Each building is different. Send us photos and a rough idea of the height, and we will confirm what access is needed.

When is the sealant fully cured?

Different products cure at different speeds, so please follow the time we give you.

Will it make a mess?

Tidy work is part of the job. We protect what’s around the joints, and we clear up when we’re done.

What’s an expansion joint in brickwork?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

I’m a tenant. Can you help?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will the old sealant be removed?

Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Loose or hollow render, which needs re-rendering
  • Rising or penetrating damp from elsewhere in the wall
  • Movement that is more than a sealant joint can take

If in doubt, call 0345 464 0079 or drop us an email and we’ll say what we think.

Surfaces we seal

  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints
  • Copings & trims
  • Concrete & block
  • Render & cladding joints

Why deal with it now?

Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so the old joint is cut out fully first. In Minster, as anywhere, most leaks start as a small gap in a joint, and they’re far easier to fix early.

We do not show prices on the website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or send us an email.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Check external joints each spring
  • Fix overflowing gutters above sealed joints
  • Never let anyone fill a movement joint with mortar
  • Show decorators and builders where the movement joints are

Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.

Leaks behind façade panels and render often go unseen. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

Walls and rooflines in Minster

Minster is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Queenborough station? Then split movement joints are easy to miss on a rental until damp shows inside. Homes close to The Abbey Church Of St Mary And St Sexburga include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. For site and facilities teams at buildings such as Thistle Hill Academy, its movement joints, gutters and trims need looking after like any other building’s.

Landlord and commercial work in Minster

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

What we do, step by step

You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Parking in a town like Minster is generally straightforward, but tell us if there’s a driveway or any restrictions, and mention if the work is upstairs, in a flat or high on the outside.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

  • Tell us about any previous sealing or DIY attempts
  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
