Bathroom resealing for Allhallows-on-Sea homes and businesses

About our bathroom resealing in Allhallows-on-Sea

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and the jobs we see most are leaking joints on a shower screen and mouldy sealant that has gone black.

In a village or hamlet like Allhallows-on-Sea, homes are often older cottages and farmhouses alongside a few newer houses. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

You get a one-year guarantee, the same in Allhallows-on-Sea as everywhere else we work.

The process

We keep the work tidy and contained to the area we are working on. The job normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. In a small place like Allhallows-on-Sea, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

Getting ready for the visit

Bathrooms and kitchens in Allhallows-on-Sea

Allhallows-on-Sea is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Chalkwell station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Allhallows Primary Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Allhallows-on-Sea is about 4 miles south-east of Canvey Island, in Medway. Across the ME3 area, we can carry out bathroom resealing at your property. Our Medway coverage runs to 68 places, and Allhallows-on-Sea is one of them. You can also see our page for Chelmsford, about 20 miles away.

Common problems we fix in Allhallows-on-Sea

With age, silicone loses its stretch. In kitchens it often shrinks away from the back edge, leaving a thin gap where water and food collect. Hot pans and harsh cleaners don’t help.

Any of these means the joints need attention:

  • Failed sealant on the screen profile
  • A joint torn by a bath that flexes
  • Shrunken sealant along the back of a worktop
  • Black spots spreading through the bead

For an older house near a landmark such as Church of All Saints, walls and floors in older homes can move, and sealant and grout show it first.

Questions to ask before booking

  • Are they insured?
  • How hidden problems are handled
  • What guarantee comes with the work
  • Whether all the old sealant comes out first

Our hiring checklist

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Keeping the joints in good condition

Looking after new joints is easy:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Wipe up water along the back of the worktop
  • Keep an eye on the corners, where splits start
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Where are you based?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Will you leave a mess?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can you do several jobs on one visit?

Of course. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Is there any odour?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Quotes for bathroom resealing in Allhallows-on-Sea

For a quick quote, just ask. The main things that affect it are:

  • Access and height
  • Any working-time requirements on site
  • The amount of work

If you are in Allhallows-on-Sea and need bathroom resealing, phone 0345 464 0079 or send us an email. A short description of the job and where it is helps us quote, and we’ll agree the price before any work begins.

For landlords and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
