- A bead that has pulled away from the tiles
- Two layers of silicone, both failing
About our bathroom resealing in St Mary Hoo
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across St Mary Hoo. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on wet rooms, kitchen worktops & upstands and sinks & splashbacks, and the jobs we see most are sealant that has split, shrunk or peeled away and failed sealant on the screen profile.
Around St Mary Hoo, it’s houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

DIY versus a professional finish
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Do you need bathroom resealing in St Mary Hoo?
Not every tube in the shop is meant for a shower. Decorators’ caulk and all-purpose sealants are not made for constant wetting, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Signs it’s time to call us include:
- Gaps between the worktop and the wall
- New sealant laid over old sealant that is now lifting
- A bead that has pulled away from the tiles
- Gaps where the bath or tray has moved
Homes close to Church of St Mary include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What we do, step by step
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it generally takes two to three hours for a typical bath, depending on how much old sealant there is. In a small place like St Mary Hoo, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints
- Tell us about any previous sealing or DIY attempts
How to get a quote

What happens if it’s left?
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. Where a wall is exposed, as many are in small places like St Mary Hoo, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
What you pay reflects the work, not guesswork. That’s why we ask about the job first and send you a clear quote before any work starts.

What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Movement from a bath with loose feet or no proper support
- A cracked shower tray or bath (that needs repair or replacement)
- Damage behind the tiles that needs a tiler
If you are not sure, just ring 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

- Shower trays & enclosures
- Kitchen worktops & upstands
- Baths

Looking after it afterwards
After the cure time, these simple habits help:
- Wipe the sealant dry after showering
- Use gentle cleaners on the silicone
- Let new sealant cure fully before it gets wet
- Keep bottles off the sealant line
Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.
How the job changes by surface
Shower trays & enclosures
There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Baths
Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water cannot sit on it.

St Mary Hoo: your questions answered
Will you come out to St Mary Hoo?
Yes, we do. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is St Mary Hoo in your area for bathroom resealing?
Yes, St Mary Hoo is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.
What does bathroom resealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
When can I use the bath or shower again?
The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or follow the cure time we give you.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.
Is it OK to put new sealant on top of the old bead?
No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.
Should I try DIY first?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.
Bathroom resealing around St Mary Hoo
St Mary Hoo is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In and around St Mary Hoo, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
