Bathroom resealing for Cliffe homes and businesses

Cliffe homes and their sealant

Cliffe is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you let a flat or house near Higham station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Church of St Helen include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Cliffe is about 5 miles north of Rochester, in Medway. Wherever you are in the ME3 postcode area, our applicators can take on bathroom resealing. Across Medway, we cover 68 places, Cliffe among them. You can also see our page for Chelmsford, about 19 miles away.

How we handle bathroom resealing in Cliffe

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Cliffe. We’re ARBOMaster approved and fully insured, and every job carries our one-year guarantee. We work on basins & vanity units, baths and wet rooms, and the jobs we see most are black mould in the silicone that won’t clean off and new sealant laid over old sealant that is now lifting.

Homes around Cliffe are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee.

Cliffe: your questions answered

Will you come out to Cliffe?

Yes. Cliffe is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Cliffe for bathroom resealing?

Yes, Cliffe is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or send us an email with a few details of the job, and we’ll give you a clear quote.

How long before the new sealant can get wet?

Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or as long as we advise for that product.

Will it make a mess?

Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we are fully insured.

Do you hold any approvals?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can I choose the colour of the sealant?

There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels.

Surface by surface

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Move toiletries away from the joint
  • Squeegee the walls and tray after use
  • Let new sealant cure fully before it gets wet
  • Clean with a mild bathroom cleaner and a soft cloth

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning usually will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.

Should I try it myself first?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Do you need bathroom resealing in Cliffe?

Silicone doesn’t last for ever. Daily water, heat and cleaning products take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The most common problems we see are:

  • A bead that has pulled away from the tiles
  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • Two layers of silicone, both failing

Managing a site like St Helen's Church of England Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Questions to ask before booking

  • Are they insured?
  • What happens if the job turns out different

What we can’t put right

To be straight with you, some problems need a different trade:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A tray or bath that’s cracked through
  • Movement from a bath with loose feet or no proper support

If you are not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer.

Why it’s worth doing now in Cliffe

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Older cottages and farmhouses around Cliffe can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Combining jobs into one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

The process

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Cliffe needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

How to prepare

  • Mention any tricky access
  • Mention any parking rules near the property
  • Clear items away from the joints we’re working on
