How we handle bathroom resealing in East Tilbury

With over 20 years in the trade, we reseal baths, showers and kitchens in homes across East Tilbury. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. We work on baths, kitchen worktops & upstands and wet rooms, and the jobs we see most are black spots spreading through the bead and a messy, uneven bead from a previous reseal.

In a smaller place like East Tilbury, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

Each job carries a 12-month guarantee, whatever its size.

Leave it or put it right?

Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Around East Tilbury, water from a failed joint in an older home can soak into timber and plaster, and that is a much bigger job than renewing the sealant.

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email and we’ll give you an honest view and a quote.

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

Basins & vanity units

A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so a neat, continuous bead matters.

What happens on the day

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. Parking around East Tilbury is normally easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, usually after around 24 hours.

Before we arrive

  • Move anything stored near the joints
  • Keep children and pets away from the work area
  • Mention any tricky access

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Common problems we fix in East Tilbury

Mould is the reason many people want their sealant replaced. Steamy rooms that do not dry out keep the silicone damp for hours, and once it has grown into the bead, cleaning rarely gets it out.

If you can see any of these, it’s time to have the joints looked at:

  • A joint torn by a bath that flexes
  • Damp behind the bath or under the tray
  • A messy, uneven bead from a previous reseal
  • Shrunken sealant along the back of a worktop

For an older house near a landmark such as St Francis, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • How the joint is cleaned and prepared
  • Which colour the sealant will be
  • Whether they’re fully insured
  • Who does the work, and how experienced they are

Which products do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Give the silicone its full cure time
  • Never pick at the silicone with a blade
  • Keep an eye on the corners, where splits start
  • Run the extractor fan during and after every shower

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.
