Bathroom resealing in Chalk

Bathroom resealing in Chalk, done properly

We fill the bath before sealing it. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Common call-outs are for water getting behind the bath panel and gaps where the bath or tray has moved, on shower trays & enclosures, baths and wet rooms.

Homes around Chalk are mostly houses and cottages rather than flats, some with bathrooms tucked into older rooms or extensions. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Whatever the size of the job, it’s backed by our one-year guarantee.

Chalk homes and their sealant

Chalk is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For landlords with property near Gravesend station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Thamesview School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Chalk is about 1 mile east of Gravesend, in Kent. From the centre of Chalk to the outskirts, bathroom resealing is available for homes and businesses alike. Chalk is one of 922 places in Kent where we work. There’s also a page for Chelmsford, roughly 21 miles from Chalk.

What happens if it’s left?

Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Older cottages and farmhouses around Chalk can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

When something else is needed

We will not take on work that won’t last, so these are the limits:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A bath or tray that moves because it isn’t properly supported
  • Water getting in through the grout rather than the sealant

If in doubt, phone 0345 464 0079 or email us and we’ll say what we think before booking.

What we seal

  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Kitchen worktops & upstands
  • Wet rooms

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Look for lifting corners and small gaps now and then
  • Keep the fan on for a while after bathing
  • Let new sealant cure fully before it gets wet
  • Avoid abrasive pads on the sealant

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

How we quote for bathroom resealing

Call for a quick quote. The main things that affect it are:

  • The number and length of the joints
  • Any working-time requirements on site
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please call 0345 464 0079 or drop us an email and we’ll talk you through it.

Asking for a quote

Before you ask for a quote, have a think about:

  • If someone has resealed it before
  • Access, such as stairs, a lift or height
  • A few pictures by email, if you can
  • Roughly how big the job is

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

If you manage several properties in or around Chalk, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

How the visit works

We keep the work tidy and contained to the area we are working on, so you can get on with your day. The job generally takes a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Somewhere like Chalk needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints
  • For business premises, tell us about site rules or sign-in

Common questions in Chalk

Can you do bathroom resealing in Chalk?

Yes. Our work covers London and the South East, and Chalk is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing.

I let a flat near Gravesend station. Can you help?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear price.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

How do I get a quote for bathroom resealing in Chalk?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Signs you need bathroom resealing in Chalk

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

The problems people usually mention when they call are:

  • Leaking joints on a shower screen
  • Black spots spreading through the bead
  • A bead that has pulled away from the tiles
  • Smears of silicone across the tiles

In the older streets around Church of St Mary, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • Is VAT in the price?
  • Who does the work, and how experienced they are
  • What product goes in the joint
  • How the surfaces are prepared before sealing
