Chalk New Build Mastic

Problem with your new-build sealant joints in Chalk? We cut out the old, prepare the joints and apply the right sealant.

  • Sealant that never bonded to the surface
  • Gaps behind new kitchen upstands
  • Cracked sealant around new window and door frames

New build mastic for Chalk homes and businesses

New build mastic in Chalk, done properly

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. We work on windows & doors, show homes and skirting & floors, and the jobs we see most are skirting joints opening in the first winter and plot mastic for developers ahead of handover.

Work in a small place like Chalk just needs the journey and access planning, and once on site, the job is the same as anywhere.

You get a one-year guarantee, the same in Chalk as everywhere else we work.

How we quote for new build mastic

There’s no set price list, because jobs vary so much. The quote depends on:

  • How easy the joints are to reach
  • The type of sealant required
  • The old material and how stubborn it is
  • How many areas need sealing

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • How we’d reach the joints
  • Pictures of the joints, sent by email
  • Roughly how big the job is

If you’re in Chalk and need new build mastic, phone 0345 464 0079 or email us. A short description of the job and where it is helps us quote, and we will agree the price before any work begins.

DIY sealant or a professional job?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. For a village or hamlet like Chalk, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out down to clean surfaces.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Getting ready for the visit

  • Mention any leaks or damp you’ve noticed
  • Move anything stored near the joints
  • Mention any parking rules near the property

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Wipe joints with warm soapy water
  • Follow the cure time we give you
  • Watch for new gaps as the house dries out
  • Photograph failed sealant before it’s redone

Leave the sealant for the cure time we give you before showering or bathing. Silicone is normally left for about a day to cure enough for use.

Early snagging is easier snagging. Left alone, a small crack can become a leak over time.

Work for landlords, hotels and businesses

For anyone letting property in or around Chalk, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs, and photos by email help.

Housing providers, facilities teams and property managers book us too. Several sites can be quoted together.

Joints and finishes in Chalk homes

Chalk is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so any gaps are best picked up early. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For new homes near Gravesend station, it’s worth checking the sealant early, while snags are still fresh. Around Chalk, as everywhere, new build mastic is only as good as the preparation behind it.

Chalk is about 1 mile east of Gravesend, in Kent. Jobs in Chalk get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Our Kent coverage runs to 922 places, Chalk among them. Our Chelmsford page covers work nearby.

How the job changes by surface

Windows and doors

The gap between a new frame and its plaster reveal often opens up. We cut out the cracked bead and reseal with a flexible sealant in a matching colour.

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk in a colour to suit.

Honest limits

We will not take on work that will not last, so these are the limits:

  • Cracked trays, tiles or worktops
  • Deciding who is responsible under a builder’s warranty
  • Settlement cracks that need a surveyor

Not sure which it is? You can phone 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Plot handovers
  • Kitchens
  • Show homes
  • Windows & doors
  • Skirting & floors
  • Bathrooms & en suites

Chalk questions

Is Chalk within the area you cover?

Yes. Chalk is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you do new build mastic in Chalk?

Yes. Our work covers London and the South East, and Chalk is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.

My new home is still under warranty. Should I contact you?

Start with the builder if you’re in the snagging or warranty period. If it isn’t resolved, we’ll cut it out and reseal it.

Can you reseal over the builder’s sealant?

No. New silicone won’t bond to old silicone, so it soon lifts and traps water. The old sealant always comes out first.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Can landlords and businesses book you?

Yes. We work for householders, landlords, letting agents, businesses and hotels in Chalk.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

Should I wait before resealing?

It depends on whether water is getting through. Failed seals in wet areas need doing now, while small cosmetic gaps can wait a while.
