How we handle bathroom resealing in Thong

The secret of a lasting bead is the preparation. The old sealant is removed to the last smear, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on wet rooms, sinks & splashbacks and kitchen worktops & upstands, and common reasons people get in touch are black mould in the silicone that won’t clean off and cracked, shrunken or lifting silicone.

Somewhere as small as Thong, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Older walls and timber floors can move a little, and cracked grout and split sealant are often the first signs.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

When something else is needed

A few problems are outside what sealant work can do:

  • A bath or tray that moves because it isn’t properly supported
  • A leaking waste, trap or valve
  • Tiles that have come away from the wall

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

The process

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the job takes a couple of hours for a single bath or shower in most cases. Somewhere as small as Thong, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. The joint is left to dry, and baths are filled with water first.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, usually around 24 hours.

Before we arrive

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Bathroom resealing around Thong

Thong is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Rented homes near Sole Street station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Riverview Infant School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Church of St Peter and St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. In a small place like Thong, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

What you get with us

  • Any old sealant cut out fully, not covered over
  • Over 20 years’ experience
  • Full insurance on every job
  • Arbo and Everbuild products

What affects the quote in Thong

We don’t publish a price list, because jobs vary so much. What we look at:

  • Whether old sealant or filler has to be cut out
  • When we can work, for business premises
  • How many areas need sealing
  • How easy the joints are to reach

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, call 0345 464 0079 or drop us an email and we will give you an honest view and a quote.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • The type of property
  • Where the property is
  • Roughly how big the job is

Need a quote? Please ring 0345 464 0079 or email us and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

How the job changes by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. It’s resealed in white, clear or a colour to suit.

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.
