Remedial sealant in Medway: how it works
A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, before resealing with a flexible product suited to the movement. We are often asked to deal with worktop sealant that has shrunk and split and torn expansion joints, on expansion joints, shrunken worktop sealant and botched or over-sealed joints.
At the end, we look at the finished work together and explain the cure time. The visit itself generally takes a few hours for most joints, depending on how much old sealant has to come out, depending on the size of the job.
- First we work out whether the problem is the sealant, movement or a leak.
- Old beads and residue are removed down to clean surfaces.
- Mould is treated and the joint dried.
- The right product goes in, with backing where the joint moves.
- The joint is tooled and you’re told about anything else we found.
What you’ll pay
What it costs depends on the size of the job, how hard the old material is to remove and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Landmarks near Gillingham
We work in homes and buildings around The Robert Napier School, Featherby Junior School and The Robert Napier School and the streets around them. Also close by are Holy Trinity Church (within half a mile north-east), The Star pub (0.6 miles west) and Ambley Wood (0.8 miles south). Gillingham’s nearest station is Gillingham (Kent) station, roughly 1.5 miles north-west. Other landmarks nearby include Medway Maritime Hospital (1.6 miles west) and Six Poor Travellers House (3.3 miles west). Open spaces near Gillingham include Blue Bell Hill and Bishop Saltings.
Where we work in Medway
Across Medway, from Gillingham, Chatham and Rochester outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
From Victorian terraces to post-war new towns and modern estates, homes across the South East and London cover every era. Each needs the right sealant for its age and materials. Along the coast in Medway, window and wall joints facing the sea take the brunt of the weather, and that is where sealant usually gives up first. The right product and careful preparation help it last.
Gillingham: If you let a flat or house near Gillingham (Kent) station, botched sealant from a previous quick fix is easier to strip out between tenants. Homes close to Holy Trinity Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.
What happens if it’s left?
A failed seal rarely means a new bathroom. If the bath, tray and tiles are sound, remedial resealing usually puts it right. Where something else has failed, you will hear it from us.

Surface by surface
Mouldy bath & shower sealant
Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.
Over-sealed & botched joints
Every layer has to come out, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.
Signs you need remedial sealant
Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.
It’s worth asking for a quote if you see:
- Gaps opening along the back of the worktop
- Movement joints that have split or pulled away
- Thick, messy sealant smeared over tiles
- Products that weren’t meant for the joint
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
Landlords, agents and businesses in Medway
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
Medway: your questions answered
What do you need from me for a quote?
Tell us what needs doing and where, with photos by email if possible. We will ask anything else we need to know.
What if resealing won’t fix my leak?
We check for that before we reseal. If we find the leak is elsewhere, we tell you before going further.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Can you take off two layers of silicone?
Yes. We cut out all the layers and clean off the film, before resealing with a single bead.
Is it messy?
Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.
Is there any odour?
There can be a smell while the sealant cures, which fades as it sets. Opening a window helps.
