Remedial sealant in Rochester

Work for landlords, hotels and businesses

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we’re fully insured for the work.

How we handle remedial sealant in Rochester

Remedial work is what we do when sealant has failed or been done badly. New sealant over old, smeared beads, unsuitable products and hidden mould all have to come out. If you are dealing with sealant that came away because the surface wasn’t prepared and thick, messy sealant smeared over tiles, we can help, on expansion joints, botched or over-sealed joints and mouldy bath & shower sealant alike.

Around Rochester, it’s mostly busy family bathrooms and kitchens, where sealant and grout take a lot of daily wear. Black mould along the bath, a lifting bead by the sink or crumbling grout in the shower are the usual signs.

The work is covered for a year after we finish. If anything is not right with it, ring 0345 464 0079 or send us an email.

Rochester questions

Is Rochester in your area for remedial sealant?

Yes, Rochester is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear quote.

Do you take on hotel work around Rochester?

Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.

Does someone need to be in?

We need access to the joints, so we’ll agree that with you when we book. Indoors, that usually means someone at home.

How long will it take to strip and reseal the joint?

That depends on how many layers there are and how many joints. We’ll tell you before we start.

Can you remove old sealant without damaging the bath?

Yes. We cut and lift the old sealant with tools suited to the surface, and the residue is cleaned away. We point out any damage that is already there.

My shower still leaks after a reseal. Can you sort it?

Yes. Repeat leaks usually come from over-sealing, movement or water getting in elsewhere, so we find that first.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is remedial work guaranteed?

Yes. Remedial work carries the same 12-month guarantee as all our work.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Plumbing leaks behind walls or under trays
  • Failed tanking or loose tiles behind the sealant

If you are not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.

What we seal

  • Shrunken worktop sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Expansion joints

Remedial sealant around Rochester

Rochester is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

If you look after a building such as Rochester Riverside Church of England Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Rochester station, a joint that keeps failing is best fixed properly while the property is empty.

Quotes for remedial sealant in Rochester

Jobs vary more than people expect. What affects the quote:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • Which sealant suits the joint
  • How easy the joints are to reach

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What we need to know

Photos help, but a description is a good start. Please mention:

  • What’s wrong with the joints now
  • How we’d reach the joints
  • Any previous sealing or DIY work
  • Where the job is, and your postcode

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we’ll talk you through the work.

Why it’s worth doing now in Rochester

Adding more sealant is the usual quick fix, and it rarely works. It doesn’t grip the old layer, leaving the leak in place and one more layer to cut out later. Around Rochester, failed sealant lets water into hidden places, such as under the floor, behind a panel or into a wall. Left alone, that means rot, damp and a bigger repair.

What you pay reflects the work, not guesswork. That’s why we ask a few questions first and give you a clear price before any work starts.

What we’re called out for in Rochester

Products get mixed up: caulk where it gets wet, rigid sealant where things move, or an acetoxy silicone on a surface it can mark. Each fails in its own way.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant that came away because the surface wasn’t prepared
  • Caulk or the wrong sealant used in a wet area
  • A shower that leaks however often it’s resealed
  • Dark patches showing through the sealant

In the older streets around Church of St Nicholas, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Whether they’re fully insured
  • How the colour is chosen
  • How hidden problems are handled
  • What the cure time is

10 questions to ask before you book

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours, depending on how many layers have to come out, depending on the amount of work. For a job in Rochester, we need access to where the work is and somewhere nearby to park. For outside work, let us know about side access, gates and any upper-floor joints.

  1. We start by checking the joint for movement, leaks and the reason it failed.
  2. Every layer of old sealant is cut and cleaned out.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about parking restrictions
  • Mention any sign-in or site rules at work premises

Advice

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
