Common problems we fix in Stoke

Products get mixed up: acrylic caulk in a wet area, a general-purpose sealant on a moving joint, or an acetoxy silicone on natural stone or some metals. None of them last.

Common reasons people contact us include:

  • Kitchen joints letting water behind the worktop
  • Black mould underneath the bead
  • Thick, messy sealant smeared over tiles
  • Caulk or the wrong sealant used in a wet area

For an older house near a landmark such as Church of St Peter and St Paul, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Remedial sealant in Stoke, done properly

Two decades of sealant work means we recognise most failures quickly. We are fully insured ARBOMaster approved applicators, and remedial work carries our one-year guarantee. Typical jobs include gaps opening along the back of the worktop and beads that never stuck properly, across expansion joints, failed movement joints and mouldy bath & shower sealant.

Homes around Stoke are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: everything old comes out before the new sealant or grout goes in.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

What the job involves on each surface

Movement & expansion joints

Some movement joints have been filled with mortar or grout. Where it can be raked out, we replace it with flexible sealant.

Over-sealed & botched joints

Previous removal attempts can leave scratches or gouges. We work carefully to avoid adding to it, and tell you about any damage we find.

Remedial sealant in Stoke: local notes

Stoke is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Managing a site like Stoke Primary Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Common questions in Stoke

Do you cover smaller places like Stoke?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is Stoke in your area for remedial sealant?

Yes. We work across London and the South East, and Stoke is part of that. You can ring 0345 464 0079 or email us and tell us what needs doing, and we’ll give you a clear price.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

When is the sealant fully cured?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

Can you take off two layers of silicone?

Yes. We cut out all the layers and clean off the film, then the joint is resealed once.

Can old silicone be taken off without scratching the tiles?

Yes. We cut and lift the old sealant with tools suited to the surface, then clean off the residue. Any existing damage is pointed out before work begins.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available.

How the visit works

Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on how many layers have to come out. Somewhere as small as Stoke, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. Mould is treated and the joint dried.
  4. We reseal with a product suited to the joint, backed where needed.
  5. The joint is tooled and you are told about anything else we found.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

Related advice

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Looking after it afterwards

Joint life depends on how it’s used and looked after. Here’s what we suggest:

  • Have loose fittings fixed before resealing
  • Look for stains below bathrooms now and then
  • Never seal over old silicone
  • Find out why the sealant failed first

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Mould under a second layer of sealant keeps growing out of sight. When it finally shows, the whole bead needs to come out.

What affects the quote in Stoke

You will get a clear quote before we start. It’s based on:

  • The old material and how stubborn it is
  • The size of the job
  • The product the joint needs
  • Working hours on commercial sites

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Where the property is
  • If someone has resealed it before
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Honest limits

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant won’t put right:

  • A tray or bath that is cracked
  • Older mastics that may need an asbestos check before removal
  • Movement from fittings that aren’t supported

If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.
