Remedial sealant near Grange

Remedial sealant in Grange, done properly

If a joint fails again and again, something is causing it. A tray that moves, a worktop that is not fixed, the wrong sealant or water getting in elsewhere will defeat even a perfect bead. Finding that cause comes before any new sealant. Typical jobs include black mould underneath the bead and leaks that keep coming back after resealing, on failed movement joints, shrunken worktop sealant and leaking tray & enclosure joints.

Homes around Grange are mostly houses and cottages rather than flats. The work is the same as anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee, large or small.

Your questions about remedial sealant in Grange

I let a flat near Gillingham (Kent) station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can ring 0345 464 0079 or send us an email with the details for a clear quote.

Is Grange within the area you cover?

Yes, Grange is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you fix a reseal that hasn’t worked?

Yes. All the sealant comes out, we find out why it failed, and the joint is resealed properly.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

Do you hold any approvals?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

If you manage several properties in or around Grange, several properties can be quoted together. Send us the addresses and the work at each.

Signs you need remedial sealant in Grange

All sealant wears out eventually. Over the years it shrinks, hardens and gets colonised by mould, especially in damp, poorly aired rooms. At that point it has to come out.

These are the problems we’re asked about most:

  • Worktop sealant that has shrunk and split
  • Black mould underneath the bead
  • Decorators’ caulk around a bath or shower
  • Sealant peeling off a dusty or damp surface

Rented homes near Gillingham (Kent) station change hands often, and botched sealant from a previous quick fix is easier to strip out between tenants.

What your quote should include

  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant
  • Which colour the sealant will be
  • Is VAT in the price?

10 questions to ask before booking

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Older mastics that may need an asbestos check before removal
  • A leaking trap, valve or supply pipe
  • Movement from fittings that are not supported

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

What we seal

  • Leaking tray & enclosure joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints

How the visit works

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a typical bath or shower, longer where several layers have been applied, and the area is left clean. In a small place like Grange, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. The joint is tooled and you’re told about anything else we found.

How to prepare

  • Mention if the joints have been sealed before
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

Remedial sealant around Grange

Grange is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

For site and facilities teams at buildings such as Woodlands Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes. For an older house near a landmark such as Church of St Mary Magdalen, walls and floors in older homes can move, and sealant and grout show it first.

Grange is about 1 mile north of Gillingham, in Medway. Whether you are in the middle of Grange or further out, we cover remedial sealant for every kind of property. We cover 68 towns and villages across Medway, from the larger towns to small villages. We also work in Chelmsford, around 25 miles away.

Work in ME7 and ME8 is quoted and booked the same way as anywhere else. That includes homes and businesses on Grange Road, Lower Featherby Road and Odo Rise and the roads around them. Different surfaces, different methods

Worktops & kitchens

Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

How to look after the new joints

A little care helps the new joints last. Our advice:

  • Clean sealant with mild products only
  • Run the fan after every shower
  • Don’t add new sealant on top of old
  • Do not point over movement joints

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Movement joints that have split let water into the structure, and left long enough, the edges of the joint can crumble. A joint with sound edges is far easier to reseal.
