How we handle bathroom resealing in Wouldham
Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Wouldham. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. We’re often asked to deal with a joint torn by a bath that flexes and new sealant laid over old sealant that is now lifting, on wet rooms, shower trays & enclosures and kitchen worktops & upstands.
In a village or hamlet like Wouldham, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.
Whatever the size of the job, it’s backed by our 12-month guarantee in Wouldham and across Medway.

Different surfaces, different methods
Baths
Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point and is not stretched when it’s used.
Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.

Your questions about bathroom resealing in Wouldham
Is Wouldham within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
I let a flat near Halling station. Can you help?
Yes, we work for landlords and letting agents. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before any work starts.
Do you guarantee your resealing?
Yes. All our work comes with a 12-month guarantee, and we’re fully insured.
Can I add another job to the visit?
Of course. Combining jobs makes good use of the visit.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Can mouldy silicone be sorted out?
Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Do the sealants smell?
It depends on the product. Some products have a noticeable smell, others very little.
What should I tell you?
A short description and the location. We will ask anything else we need to know.
Keeping the joints in good condition
To keep the joints looking good and working properly:
- Run the extractor fan during and after every shower
- Never pick at the silicone with a blade
- Let new sealant cure fully before it gets wet
- Use gentle cleaners on the silicone
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just phone 0345 464 0079 or send us an email.
Mould that starts as a few spots spreads through the bead. When it has grown right through, it rarely cleans out. Replacing the sealant early keeps the job small.
What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Loose or hollow tiles, or failed tanking behind them
- A leaking waste, trap or valve
- A tray or bath that’s cracked through
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before you book.

What affects the quote in Wouldham
Every job gets its own quote. These are the things that affect it:
- How many rooms, windows or areas are involved
- The size of the job
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.
What we need to know
When you call or email, these details help:
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
- What’s wrong with the joints now
- Roughly how big the job is
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
Landlord and commercial work in Wouldham
Letting agents often deal with us directly. Tell us the address, the job and how access works and we’ll give you a quote.
Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.
Bathroom resealing around Wouldham
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Letting a property close to Halling station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Homes close to Church of All Saints include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Halling Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes half a day or less for one room, longer when the kitchen is included, depending on the size of the job. For a village or hamlet like Wouldham, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- Next, the joint is cleaned and any mould is treated.
- We let it dry fully and fill the bath with water before sealing.
- A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- Tell us if parking is tricky
- Tell us about any previous sealing or DIY attempts
- Where the joints are inside, avoid wetting them before we arrive

Advice
Should I try it myself first?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
