Bathroom resealing for homes and businesses in Scarborough

Sealant that is mouldy, cracked or peeling is worth sorting before it lets water through. A photo of the joints helps when you phone 0345 464 0079 or drop us an email, and we will give you a clear quote before any work starts. We work on sinks & splashbacks, baths and kitchen worktops & upstands, and common reasons people get in touch are leaking joints on a shower screen and a joint torn by a bath that flexes.

In a village or hamlet like Scarborough, homes are often older cottages and farmhouses alongside a few newer houses. Movement in older walls and floors tends to show first as cracked grout or split sealant.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Scarborough questions

Do you cover Scarborough for bathroom resealing?

Yes. We work across London and the South East, and Scarborough is part of that. You can call 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.

I let a flat near Snodland station. Can you help?

Yes. We work for landlords and agents as well as householders. Just call 0345 464 0079 or email us with the address and what needs doing, and we will send you a clear quote.

What does bathroom resealing cost?

It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or send us an email and tell us what needs doing and where.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do. We can talk about working times when we quote.

Can mouldy silicone be sorted out?

Yes, we can. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Where are you based?

We work from Crawley. We cover Scarborough and the rest of Medway, along with the rest of our area.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Is white the only colour available?

We can use white, clear or a colour to suit. On a worktop we colour-match where the joint shows.

Signs you need bathroom resealing in Scarborough

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

Most people get in touch when they notice one of these:

  • Splits where the tray meets the wall
  • Leaks into the floor or ceiling below
  • New sealant laid over old sealant that is now lifting
  • Cracked, shrunken or lifting silicone

For landlords with property near Snodland station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before you book

  • Who does the work, and how experienced they are
  • What the quote includes, VAT included or not
  • Whether you can choose the colour
  • When the joint can take water or movement

What sealant work can’t fix

It helps to know what we cannot do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Damage behind the tiles that needs a tiler
  • Failed grout lines across the wall

If in doubt, phone 0345 464 0079 or drop us an email and we’ll say what we think.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Baths

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Check the joints every few months for splits or lifting
  • Dry worktop joints after washing up
  • Keep scourers and sharp tools away from the bead
  • Clean with a mild bathroom cleaner and a soft cloth

Keep water off the new bead until it has cured, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

What bathroom resealing looks like in Scarborough

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

For an older house near a landmark such as St Mary's Church, walls and floors in older homes can move, and sealant and grout show it first. Managing a site like Burham Church of England Primary School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Work for landlords, hotels and businesses

Housing providers, facilities teams and property managers book us too in Scarborough and across Medway. We can quote a run of properties together, and we are fully insured.

Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Somewhere as small as Scarborough, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Before we arrive

  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work

Should I try it myself first?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Different surfaces, different methods

Baths

Baths move more than any other fitting, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. The new bead is colour-matched where it shows.
