Bathroom resealing across ME11: what to expect

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. A photo of the joints helps when you call 0345 464 0079 or drop us an email, and you will get a clear quote before any work starts. Common call-outs are for two layers of silicone, both failing and black mould in the silicone that won’t clean off, on shower trays & enclosures, baths and basins & vanity units.

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It generally takes half a day or less for one room, longer when the kitchen is included.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Getting a quote

Landmarks near Queenborough

Locally, jobs take us to homes and businesses close to Parish Church of the Holy Trinity, Oasis Academy Isle of Sheppey and Queen Phillippa pub and the streets around them. Queenborough has its own railway station: Queenborough station. A little further out are Queenborough Guildhall Museum (under half a mile north-west) and Castle Rough (3.7 miles south).

Bathroom resealing across ME11: local notes

From Queenborough and Rushenden to its smaller places, homes across ME11 have bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

London and the South East have homes from every era, from period terraces to post-war new towns and new estates. The right sealant depends on the age and materials of the building. Parts of ME11 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Queenborough: Letting a property close to Queenborough station? Then a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Parish Church of the Holy Trinity, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Use gentle cleaners on the silicone
  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Landlords, agents and businesses in ME11

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.

What we’re called out for in ME11

Baths and trays move. An acrylic bath flexes under load, and a tray that isn’t fully bedded can rock. That movement works at the bead until it splits or peels away.

It’s worth asking for a quote if you see:

  • A joint torn by a bath that flexes
  • A messy, uneven bead from a previous reseal
  • Mouldy sealant that has gone black
  • A bead that has pulled away from the tiles

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, sealing the side the enclosure’s instructions call for.

Kitchen worktops & upstands

Worktop joints get wet and wiped every day. We seal them in a colour that suits the worktop, so the line doesn’t stand out.

ME11 questions

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Is it OK to put new sealant on top of the old bead?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.

What sealant do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will tell you what we’re using.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
